Sitting proudly amid 40 acres of verdant garden and woodland, this welcoming bolthole is perfect for those with a love for the great outdoors. After long days exploring, bubble the evening away in the bathtub to rejuvenate your muscles and freshen up for an evening of fun or a film night. Brimming with natural light and with a bookcase stacked high with tales to delve into, the lounge offers a great space in which to spend time with of cup of tea, a glass of something cold or to enjoy some peace and quiet. Snuggle up on the pair of sofas before tucking into a hearty meal at the dining table which shares the space. Before heading out to adventure, a big breakfast is a must, with ample space to rustle up something delicious, the light kitchen is equipped for all occasions so you can throw together tasty picnics and cook up three-course feasts on your return home from the outdoors. Drift off in one of three lovely bedrooms, all of which boast views either across the lake or out towards the woodland so you will wake up and be reminded of your fabulous location. Just a mile from the quaint, fascinating abode of Beatrix Potter, visit the National Trust’s Hill Top and roam the seemingly untouched rooms and pretty garden. Stay close to home and hire a boat at the Hawkshead Trout Fishery Boat House (2 miles) to take out on the stunning waters of Esthwaite or travel 4 miles to the viewing station at Claife Heights for gorgeous views across Lake Windermere.

My sisters and I had an amazing few days staying at Broomriggs 3 apartment - it was huge! and so well equipped. The views were fantastic and we would definitely recommend it and hope to return ourselves someday.

A unique gem of a property with views of the lake, boats to use, games, inside and out. Table tennis, putting, walks in 40acres of own grounds. Has WiFi, but isn't great, so this is better for those wanting a non digital holiday, but still got emails. Fabulous location and setting. Apartment comfortable and spacious with wonderful grounds. Would happily return and recommend. Alex the onsite caretaker was a great help and happy to advise on the area.

Beautiful country house with picturesque view. Alec was fabulous and really looked after us. Hopefully we will go back next year. We already recommended this place to friends and family.

Excellent accommodation with lovely views in a quiet peaceful location. The thoughtful provision of a powerful telescope in Broomriggs 3 allowed observation of the ospreys nest to the left across the lake through the open window.

Very good front room and fair sized kitchen, comfortable and roomy apart from the rear beds, which also suffer a bit from lack of storage space if you are avid walkers and cyclists as we are.

This is a lovely apartment and great value for money, I would recommend this place and definitely return should the opportunity arise. There are parts of the apartment which require some attention and the back double and single room don't appear to get much sunlight, this did not spoil our holiday. The apartment is big and the back double and singlRead moree room have their own hall way and bathroom which is bonus. Lovely welcome basket on arrival. Despite arriving late, the caretaker was very welcoming and helpful. He showed us around all the facilities and gave us all the information we needed to know.

Great holiday in Flat 3, last visited in the late 90s (!) and pretty much unchanged (that's a good thing, btw!) Fine location on Esthwaite Water midway between Near Sawrey and Hawkshead, with everything you need to relax plus lovely gardens, rowing boats, putting, table tennis and a small play area for the kids. Welcomed on arrival by caretaker AleRead morec, an oft-seen, friendly and helpful presence, can't recommend Broomriggs highly enough. We will return! Hide

Apartment was very tired. Beds decorating etc. Kitchen was OK but utensils terrible. Rear two bedrooms very dark with poor views of rusty fire escape. WiFi is terrible. Place smelled of curry all week and not cleaned properly. We had to unblock the family bathroom sink as it was disgusting. Family shower is more like a dribble than a shower. Lovely apartment in fabulous well kept gardens. Location was ideal for visiting local towns/villages and for walking. Alec the warden was always available for advice and chat. Definitely be back!

Fantastic apartment with outstanding views. Very comfortable with everything you need, whilst away from home. Great walks in the grounds, and use of the rowing boats on Esthwaite Water was just perfect, especially while watching the sun set. The Upside. Broomriggs is in a superb location - we were in apartment 3 -with wonderful views (unless you're in one of the back bedrooms). It's well equipped & with ample car parking. The view from the front rooms of the apartment are truly stunning and the ability to explore and walk straight from the property was a huge bonus, so location cannot be faulted. The flat is very spacious and has lovely views and the grounds are delightful. Walks straight out the back and boats to take out on to the lake. Sadly the flat was let down with maintenance issues which had either not been identified or not been fixed. Add to that noisy building work in the flat above that we were not told about in advance.

Overall the venue is in a stunning location with views of the lake, trees and with walks around including a nice little nearby waterfall, so lovely to listen to. On site, the warden was wonderful, offering a tour of the property, explaining the use of the property owned activities which were great and of which we really enjoyed the use of the boat Read moreand Alec was helpful when chatting with guests. Our fifth time in flat 3 but our 20th at Broomriggs. Comfortable accommodation in a good area for exploring the Lakes and walking. Plenty parking, well kept gardens and splendid views from the terrace if you just want to stay put. Lots of walks nearby without having to drive too far and some from the house. Helpful caretaker.
