Nestled in the peaceful and picturesque valley of Boredale, this impressive Lakeland property serves as an ideal retreat to explore the breathtaking Ullswater countryside. Ullswater is considered the most beautiful of the lakes, and lies just a mile to the north, offering activities such as swimming, walking, sailing and picnicking along its shores. Nearby, Howtown (1.5 miles) provides access to steamers that cross Ullswater to destinations like Glenridding, Pooley Bridge, and Aira Force. Boredale and Martindale are havens for walkers and cyclists, and nature enthusiasts will delight in spotting red squirrels, badgers, the native Martindale red deer, owls, kestrels and buzzards. The village of Pooley Bridge (5 miles) has an array of pubs while the larger market town of Penrith (11 miles) boasts pubs, shops and restaurants. The stunning Aira Force Waterfall (12 miles by land), the historic Dalemain Mansion and Gardens (8.5 miles), and the magnificent Lowther Castle and Gardens (10 miles) are all nearby.

Make your way into this former farmhouse dating back to 1735 and head through the oak front door into the hallway with a tiled floor in the porch. From the entrance on the ground floor, you will find four bedrooms and two contemporary bathrooms both with underfloor heating. The bedrooms have characterful cottage windows; some have beams and others have quirky original features. Due to the age of the property, the property has a number of steps throughout leading from one room to the next. Head up the staircase, at the top of the landing there is a stunning stained-glass room divider which separates the stairs and the kitchen area. Contemporary meets classic as the rustic beams in the high, vaulted ceiling combine with the stunning bespoke kitchen. Sliding doors open onto the garden, framing views of the fellside and garden from a small breakfast table; this is a great spot to enjoy a morning coffee and watch the birds and local wildlife. The large central island topped with a solid teak worktop with a breakfast bar area provides the perfect place to chat with the chef of your party. There is a lovely wood burner in this spacious kitchen and a handy boot and utility room with WC. A ladder leads up from the kitchen to a cosy mezzanine level hideaway which has bean bags and offers the perfect spot to read a good book or play some board games. The lounge is opposite the kitchen and is accessed via a few steps. Here, you will find a high vaulted ceiling which has stunning original beams. This welcoming and cosy room has a wood burner set within a rustic brick surround. Windows to both sides invite light through, framing views out to the surrounding garden and fellside. To the back of the lounge, you will also find a large dining table to enjoy evening meals. Nestled off the lounge is a cosy snug, with a fitted desk and shelving, low cottage windows and a wood burner set on a stone hearth. This room is perfect for sneaking away with a good book or watching some TV. To the rear of the lounge, you can step up to the games room; this bright and spacious room has skylights and spotlights making this a great place to enjoy some pool or table football. Take the stairs down from this room to discover a private and spacious twin bedroom, with a TV. This room has its own private access out onto the front garden where a broad-trunked tree features its own treehouse and swing and where views continue out to the fellside. As well as the main house, you will find a detached cottage within the garden. This pretty cottage retains all its original stone-built charm providing independent accommodation for dependent guests. Accessed over a quaint cobbled path, step inside into the warm and welcoming open-plan lounge complete with a wood burner, comfortable seating and a small kitchen fully equipped with a fridge, an electric oven and a hob. On the ground floor, there is also a shower room with a WC. Take the stairs first floor where the mezzanine-level bedroom features a wide skylight framing starry views out to the fellside and sky above. The super-king-size zip-and-link bed can be made up as a twin on request.

You will be at one with nature and the great outdoors staying here, the gentle slope of the fellside flows on from the garden. Mature trees and a tree swing offer a great place to explore, with a wildlife-viewing tree platform and a large lawn which is a great place to relax and unwind. Enjoy peace and privacy as you spy deer on the surrounding fells and listen for birdsong throughout the garden. The sun terrace to the rear of the property which leads off from the kitchen is a great place to catch the sun.

Very unique peaceful property. Wonderful location. If you want to get away from it all then this place is perfect. We took a large family group and there was plenty of space and an excellent games room for entertainment. The hosts were very helpful. Great place

The property was beautiful, spacious and very well stocked. The location was unique and it was nice to be remote and cut off from the busier parts! We enjoyed some nice local walks. The facilities in the house were also fantastic. The games room in particular was a hit with the younger family members! We were overall very satisfied with the stay
