Set in 35 acres of private grounds, this impressive two-storey property is attached to the main farmhouse and is ideal for a restful holiday for families or a group of friends who want to explore this delightful part of the Lake District and Cumbrian peninsula together. The pretty seaside town of Arnside is 2 miles away and Arnside Knott (2 miles) offers uninterrupted views of the Kent Estuary and Morecambe Bay. From your doorstep, you can walk to Leighton Moss RSPB reserve (2 miles). Alternatively, take the train from Arnside to the Edwardian town of Grange-over-Sands and try one of the tearooms. The edge of Lake Windermere at Newby Bridge is a 16.5-mile drive away.

This charming and characterful farmhouse beautifully blends its original period features with stylish, contemporary comforts. Throughout the home, exposed wooden beams and thoughtful design touches create a warm, inviting atmosphere that feels both timeless and modern.

On the ground floor, the spacious lounge is the perfect place to unwind, with generous, comfortable seating and an impressive fireplace complete with a wood‑burning stove, ideal for cosy evenings during the cooler months. Natural light fills the room, and the window seat offers a peaceful spot to sit back and enjoy the sweeping countryside views.

The lounge flows through to the well‑equipped kitchen and dining area, where you’ll find everything you need to cook and dine in style. Patio doors open out onto a traditional stone terrace with a bistro table, creating a lovely setting for morning coffee or an evening drink. A bathroom, utility room and access to the barn, perfect for storing bikes and outdoor equipment, complete the ground floor.

Upstairs, the farmhouse offers a family bathroom and three beautifully presented bedrooms: a king‑size, a double and a twin. Each room enjoys gorgeous views across the surrounding landscape, making waking up here a real pleasure.

Step outside and you’ll discover 35 acres of private land to explore, a true haven for walkers, nature lovers and anyone seeking tranquillity. The grounds are full of charm, with a peaceful duck pond that attracts a variety of birds and wildlife throughout the year. It’s not unusual to spot ducks gliding across the water, songbirds flitting between the trees, or the friendly onsite donkeys wandering over to say hello, adding a wonderfully unique touch to the setting.

The outdoor space is one of the property’s standout features. As well as the large garden and natural surroundings, you’ll find an impressive covered outdoor kitchen and dining area, complete with a French open fire and an Italian wood‑fired oven. This beautifully designed space is perfect for atmospheric al fresco dining in any season - whether you’re cooking up a feast, enjoying a wood‑fired pizza, or simply relaxing under the shelter infront of the fire pit with a glass of wine while taking in the views and the sounds of nature.

If you are looking for peace and quiet then this is the place to be....lovely garden with pond and wildlife and "Robbo" the robotic lawnmower giving us plenty to laugh about as he goes around doing his thing. Beds very comfortable and we enjoyed playing table tennis. Within a few miles of Arnside with places to eat and lovely views and just 10 minsRead more from Booths (the Waitrose of the North). This is a beautiful cottage in a peaceful and nature-filled setting. The sight of a deer casually walking past at less than 100 metres away each morning, and their noisy braying at night were a real treat. The pizza oven was a great experience too. Plenty to see locally and the 10 minute walk to the best example of limestone pavements in Britain atRead more Gait Barrow is a must, as is the wonderful RSPB nature reserve at Leighton Moss a very short drive away, where we saw Cormorants posing majestically as well as a Great White Egret, Marsh Harrier and an otter. Of course visitors will want to head into the Lakes, and in term time the journey to Ambleside was about 50 minutes. Very well appointed cottage and a very generous welcome pack on arrival. Hide

Superb location, lovely cottage with plenty of space. Lovely pond in grounds - fun watching it creep up the lawn on one VERY wet day, but it went down again equally quickly. Great walking all around.

A beautiful setting, ideal for walks straight from the door. Great wildlife watching location. Along with the numerous pheasants we saw an egret, fallow deer and, best of all, a kingfisher fishing in the pond. Very tastefully furnished and plenty of space downstairs.
