One of the lesser known lakes in the region, Esthwaite Water is no less beautiful and was, in fact, Beatrix Potter’s favourite lake in the region. Visitors can enjoy scenic walks around the edge of the lake, try their luck at fishing or even take a specialist osprey safari boat trip. Just one mile from the property is the village of Hawkshead, which has a choice of interesting shops and pubs and a number of interesting National Trust properties, including the Beatrix Potter Gallery.

Approaching the property up the sweeping drive, guests will immediately feel that this is a really special place to enjoy a break in the Lakes. The main living area of the property is an open-plan lounge/kitchen/diner, which has stunning double aspect views of the apartment’s beautiful surroundings, including the lake itself, the property’s woodland estate and the mountains beyond. Here, guests will find a dining table seating four, comfortable seating, a TV (with Chromecast), DVD, hi-fi and ipod dock with Bluetooth speaker. To the rear of the room is the kitchen area, which was refitted in 2016 and is well-equipped with an oven, hob, microwave, fridge, freezer, and dishwasher. Both of the property’s tastefully decorated bedrooms have woodland views. The master bedroom is a spacious super king-size room which offers a contemporary en suite shower room, whilst the other is a zip-and-link twin room which can be made up as king-size upon request. The bathroom has an elegant roll top bath / shower over the bath and WC.

Outside, the estate enjoys 40-acres of shared gardens and woodland, which guests have full access to. Wandering down to the lake, there is private access to the shore - a perfect spot for enjoying a picnic. Younger guests will enjoy the play area, with swings, a climbing frame, and outdoor table tennis tables.

This is as comfortable a property as you could hope to find. We loved the location, the views from the lounge window, the walks from the door and the facilities provided.

This apartment is very well appointed; it's comfortable, well furnished and well equipped; the bathrooms have recently been updated to a very high stanard. It is always a pleasure to stay here - the apartment and the property are very well cared for and maintained. It's a delight to stay here - the experience owes much to the caretaker, Alec.

As a family of 4 plus baby, our stay at Broomriggs 11 was very enjoyable. It is a lovely clean, homely flat with plenty of living space a good variety of cooking equipment, comes with a dishwasher, fridge and freezer in the hall. Also a selection of great books and games. Our flat was just what we needed 2bdr/ 2 ba - a nice kitchen and family room with an amazing view of the lake. Broom Riggs is a short walk or drive to Hawkshead or Near Sawrey. We walked up the hill past sheep to Near Sawrey for lunch and a visit to Beatrix Potter's Hill Top home... What a fabulous location, set high above Esthwaite and near to National Trust Eccles Tarn at the rear. Short walk to Hawkshead or Hill Top or 5 mins drive. Flat was very well equipped with kitchen equipment, condiments, books and games. Everything you needed should the weather keep you indoors! A lovely location and Alec a really helpful caretaker. Great value for money. We were very lucky with the weather sunny every day apart from the drive home. This was our first visit to the Lake District and it didnt disappoint.

A beautiful apartment in a beautiful house looking out over a beautiful lake. The main room is very light and airy, the mattresses comfortable, the kitchen well-appointed, the interior feels lived-in without being cluttered. The shared gardens are lovely to sit in. A beautiful apartments with lovely views over Esthwaite Water. Very well equipped and comfortable. The caretaker was helpful. Wonderful walks up to Moss Eccles tarn behind the house. We enjoyed the putting green, rowing on the lake in the house boat, and birdwatching.

Wonderful property in an excellent location. The flat is very well equipped, plenty of kitchen equipment and nice touches like binoculars. The bed was very comfortable. Hawkshead is an easy walk along the road and there are great walks up behind the house over to Windermere but also easy to access places by car. Definitely worth a walk up the old mRead morean of coniston -you can see Broomriggs in the distance. Alex was a great source of advice and quickly made me at home whilst travelling solo. Hide

Great few days spent at Broomriggs 11 Lovely comfortable accommodation. Spectacular views. We had a lovely week's stay at Broomriggs. Amazing views from the lounge window where we sat and had our meals. Great grounds for our four and six year olds to play in. Broomriggs is positioned well for visits to lots of places in the Lakes. If we return to this part of the Lake District again we will definitely look to stay here again.
