The village of Near Sawrey is very close to Hill Top, the former home of Beatrix Potter is now open to visitors and offers a wonderful insight into the author’s life. There is also a pub and restaurant in the village, whilst just down the road, the neighbouring village of Far Sawrey is a must see. Lake Windermere is just 2.5 miles away, as is the ferry terminal, from where regular boats run across to the town of Bowness.

This stunning property offers single-storey accommodation sleeping eight guests and is reached via a quiet track lane. On entering the property, guests will come to the welcoming hall, which offers a lounge area with comfortable seating next to the wood burner-effect electric fire. To the left of this space is the spacious kitchen/diner which offers a well-sized dining table and well-equipped kitchen with oven, hob, microwave, fridge/freezer, and dishwasher, whilst the washing machine and tumble dryer are located in the nearby utility room. The property’s main lounge has large floor-to-ceiling windows, which flood the room with light, as well as wood burner, comfortable seating, well-stocked bookcase, TV, and DVD. Three of the property’s bedrooms are located in the main house: a double room, a twin room (which can be made up as a king-size on request) and a bunk bedroom. The main bathroom has a shower over the bath and there is also a separate shower room with WC. The fourth bedroom, another twin room, is in a separate summer house. This room benefits from a wet room with shower and WC.

Outside, the property enjoys a stunning four-acres of gardens, with lawn areas, tucked away corners, benches, and a swing. There is also a covered veranda at the front of the property, from where guests can enjoy the stunning views over Esthwaite Water from the provided seating, table, and benches.

Broad Howe is a really unique and special property - the location is stunning, the view over Esthwaite water really is something else. Th location is great, just 5 mins drive into Hawkshead and about 20 to Ambleside. As others have said, access to the drive is tricky - we have a Skoda Octavia and just about managed the three point turn at the bottoRead morem but anything bigger would struggle. Overall the house feels like staying in the home of an old friend - it is comfortable and welcoming, with some really interesting books and artwork, clearly a well loved family home. The furniture is definitely on the pre-loved side but we didn't mind that. The showers were good with plenty of hot water and the kitchen was very well equipped - we had a minor problem with the hot water to the annexe but it was quickly resolved. A point worth noting, the bathroom of the annexe is separate from the bedroom so you do need to step outside to go from one to the other - fine in summer! We had a lovely holiday and really enjoyed our stay, we would definitely come again. Thank you. Hide

Loved the remote location and amazing views and still able to walk to Sawreys for a meal. Fabulous spacious layout for our multi generational family. Loved the traditional furnishing which was very comfortable, great kitchen. Nice and warm during our stay at the end of October. Would love to return in the future.

Beautiful location but cleanliness not where it should have been. Food residue on kitchen equipment, lots of hair on floors & the bathroom floor drain in the annex is in desperate need of a clean, it was full of hair & gunge. Cannot fault the location, its a perfect base for exploring lots of different places & we saw the Osprey every day. The drivRead moree is very difficult to manoeuvre, we found it easier to reverse down each day. And be aware there is no WiFi in the annex. Hide

Our fourth stay at Broad Howe. Ideal for friend & family gatherings, dogs included, with spectacular views & everything you could need for a relaxing holiday. Property still maintains the original character and is comfortable for chill time. Overlooking Esthwaite water this is a great location for exploring the lakes with Hawkshead, Beatrix PottersRead more cottage, Tower Bank Arms, and the Windermere ferry just down the road. A bus stop at the end of the drive if you want to have a car free day.. Lovely Hide

Broad Howe has breathtaking views. The photographs do not do this place justice. The house is a lot larger than we expected, with plenty of space for parking. The house was very warm and accommodating, with a lot of homely touches. The driveway is a little tricky, however our Toyota Hilux managed by both reversing up the drive and also turning arouRead morend by the garage. The cleanliness wasn't 5 star, but this didn't affect our stay as we had 3 dogs and appreciated the pet friendly accommodation. Hide

Super holiday house. It feels like a home. Wonderful position with great walks from the door. Loved our trips down to the local pubs and to Moss Eccles Tarn. Two members of our party plus dogs enjoyed a Christmas day swim. Hope to return one day.

Great location , fantastic views. We found the house to be warm and welcoming with plenty of room. Only a short walk away from a local pup which was lovely. We found it easier to turn the cars around in front of the garage and reverse up to the gate ,drive up the driveway forward and reverse back down the driveway to go out. Couldn't fault our stay

Stunning views, lovely garden but only the bit around the house is accessible unless youre a mountain goat. We were visited by sheep in the garden which was novel. The approach to the cottage is along a one track lane with grass in the middle, best way up steep drive is in reverse if you have a large vehicle. The biggest draw for Broad Howe is the view; breathtaking. This comfortable and welcoming home from home gve us a perfect location for our family ranging from 11 to 85. The dogs were at home too. The links to Beatrix Potter, her tarn uphill and her home downhill gave us all a fix of nostalgia. Broad Howe is a beautiful home set in the most beautiful countryside with exceptional views of mountains - Coniston Old Man, Wetherlam, Crinkle Crags and to the Langdales if you go in the garden, with Esthwaite Water in the foreground before wooded fells. We came to celebrate a surprise 60th birthday with family and friends. We were not disappointed - the house is very spacious, everything you need is provided. Ample parking, comfy beds, lovely big chill lounge with 2 big sofas and a view to die for- it was amazing. There was an abundance of wild life everywhere around.
