This cottage is situated in the tranquil hamlet of Outgate. Tucked away at the end of a little lane in a quiet courtyard with views across the rolling fields to Latterbarrow. Just a short stroll from the property is the local pub, which is known for its locally sourced food and welcoming atmosphere. Just one mile south of the property, the village of Hawkshead has a wide range of shops, as well as the interesting Beatrix Potter Gallery and the historic Hawkshead Grammar School, which dates to when William Wordsworth was a pupil. The shore of Lake Windermere is close by, offering plentiful opportunities for boat trips, water sports, hikes and cycling routes.

On entering this charming 17th century farmhouse, you will find yourself in the spacious lounge, where you can snuggle in front of the cosy wood burner. With exposed beams, deep-set windows, comfortable seating and smart TV this is a perfect room to relax in. To the rear of the room is the dining table, perfect whether you’re sitting down to an evening meal or a lunchtime snack. In the stylish kitchen, you will find everything you may need including a large range electric oven and gas hob, fridge, freezer, dishwasher and microwave. Granite worktops and limestone flooring give the room an elegant feel and there is a dining table perfect for family breakfasts, the electric stove effect fire set into the original cottage fireplace adds to the charm of this room. There is a utility room with washing machine, tumble dryer, ground floor WC and plenty of space for storing bikes. Heading upstairs, you will find three lovely and cosy bedrooms, each with traditional exposed beams and a bathroom with bath and WC. The master bedroom has a king-size bed and an elegant en-suite shower room with WC. The second bedroom is a double and the third bedroom offers a twin and stairs lead down from this bedroom to a stylish wet room with bath and WC.

Heading outside guests can enjoy the private lawn garden with views across the rolling countryside with a bench to take in the views and birdsong, there is also a table and chairs perfect for dining alfresco. There is parking for two cars directly outside the cottage in the gravelled yard.

Lovely cottage in a great location. Easy 1.5 mile walk to Hawkshead over the fields. Nice local pub and very well located for access to Coniston and Ambleside. Very comfortable place to spend a week. Well equipped and nice comfy beds!

Comfortable, charming farmhouse. We loved every moment! Comfy beds, great modern kitchen with all amenities, cooker is fab, as was the fire. Spacious lounge, plenty of seating for 6. Wifi was ok. Very nice place to stay,fantastic views. Bus stop short distance away and is well worth considering for trips to Coniston, Grasmere etc. Cottage is well equipped and comfortable.

Great location, enjoyed the walk into Hawkshead. Nice local pub and within easy reach of other well known areas. Can recommend Sunday lunch at the queens head inn in Hawkshead. Beds were very comfortable, bathrooms nice and clean. Some nice touches to make it homely. Thanks!

Birkwray farmhouse is one of the best we have stayed in and it's location is perfect to explore both the countryside around the south lakes and the villages and towns. The farmhouse itself is spacious and yet very cosy, especially over the winter months with the log burner lit. For the price this house was perfect, great showers, well equipped kitchen, comfy beds, village pub 1 minute walk away, good bus links in to the local towns. The log burner door latch was broken so it doesnt close properly, so they should get that fixed but other than that I cannot fault this house. We would definitely visit again.

This was a lovely big property. All the equipment that we needed was there. I wish we had the downstairs bathroom in our house. It was so spacious. We had no issues with Internet connection. There was a log fire. It was a shame that we were clueless in how to keep the fire burning! On the first night we went to see the fireworks at Hawkshead. The ORead moreutgate Inn was a 2 minute walk away. At the side of the pub is a public footpath into Hawkshead. A great location, to visit many places. Hide

Lovely old cottage in central lakeland. Bathrooms, particularly the downstairs walk-in shower were very luxurious and great after a long days walk. Kitchen was a good size and well equipped. Lounge had traditional low ceiling beams, log burning stove and good furnishings. Driveway to the property is narrow with parking for two cars in front of the Read morecottage. Lovely property in a wonderful location. We come back most years which is testament to how great Birkwray Farmhouse is. Very well equipped and comfortable for our family of four. Great walks to Hawshead/Grizedale and Windermere from your doorstep. Outgate pub was open this year and very friendly local pub with good food.

What a wonderful peaceful place. Amazing location, we barely used the car and cycled (off road) straight from the cottage to Windermere, Grizedale and Elterwater. Everything very accessible. Lovely big downstairs living area is really warm and cosy and really good sized bedrooms all with own bathroom. Amazing showers!! Felt really good value.

We had a lovely week at Birkwray Farm. The cottage is welcoming and cosy and we appreciated the basket of shortbread, mint cake and coffee. The cottage is very well-equipped and there is an efficient heating and hot water system. There was plenty of room for 6 of us. Its set in a lovely peaceful location - can thoroughly recommend a morning cuppa oRead moren the bench outside the kitchen listening only to the sheep and cows.
