This property is surrounded by beautiful landscapes that make the Lake District a world renowned holiday destination. With plenty of local opportunities for walking, whether you want a relaxing stroll or a challenging climb, it’s the ideal spot. Just 1 mile from the property is the village of Hawkshead, which offers a choice of pubs and shops, as well as several National Trust properties, including the Beatrix Potter Gallery and the historic Grammar School, where William Wordsworth was once a pupil. This large country house is in a wonderful, elevated position overlooking Esthwaite Water, set in 40 acres of gardens and woodland.

Entering this recently decorated for 2021 ground-floor apartment, guests will find a private hallway leading to the light and spacious open-plan lounge/diner which enjoys far-reaching mountain views. There is an open fire surrounded by two sofas and an armchair which is perfect for a family night in watching your favourite films on the Smart TV. The kitchen is well-equipped with an electric oven and hob, fridge, freezer, microwave, and dishwasher. Laundry facilities are also available on-site. The property’s three bedrooms are tastefully decorated with pine furniture. The master bedroom boasts a king-size bed and views over the lake plus en-suite shower room with WC. The second bedroom is a pretty double with a Smart TV, which has views of the woodland to the rear of the property along with the single bedroom. The spacious bathroom has a shower over the bath and WC.

Outside, the property has shared access to the 40 acres of gardens and woodlands, which includes a children’s play area with swings, climbing frame, and outdoor table tennis. The shore of Esthwaite Water is accessible via a private grassy area, perfect for a picnic or watching the sun set over the mountains. Ample off-road parking is provided including a charging point for an electric car. "

Comfortable apartment with amazing views. The new kitchen is good with a very useful large fridge/freezer. The walk up to Moss Eccles tarn through the wood is definitely worth the effort and the beautiful bluebells made it even better. There are good local walks from the door. We also enjoyed visiting Tarn Hows and the Langdale valleys which are wiRead morethin easy reach. We always enjoy staying at Broomriggs and will hopefully return soon. Hide

Mostly comfortable cottage, very comfortable temperature, with the option to top this up with an open fire or electric fire if preferred. Fantastic location, with direct private access onto the fells. EV chargers were a big plus, as its often a fight for public charging in the towns. Well equipped kitchen.

Apartment 3 is a very spacious apartment but could do with being updated compared to the other apartments in Broomriggs. The apartment does have all the basic though .Alec is a fantastic host who cares for Broomriggs and any guests who visit with great knowledge and nothing ever being too much trouble. Amazing place to spend a week in. Although its in a quieter area of the Lakes the views were out of this world and youre away from all the hustle and bustle of the larger towns but within easy access to them. Cant wait to book again in the future.

Views are spectacular and the caretaker is very helpful and friendly. The sofas were very uncomfortable. The location is excellent and it is easy to get to places.

Great location, ample parking. Lovely grounds and play area for children. Use of free rowing boats a bonus. Broomriggs has a wonderful and tranquil feel about it. This was our second visit and will not be our last.

Fantastic location with stunning views. Even in the busy August holiday period the area around Broomriggs was very quiet, despite being close to central Lakeland attractions. Spacious apartment made for a great family holiday. We particularly enjoyed the rowing boats on Esthwaite Water and the swimming in Moss Eccles tarn. A lovely, clean flat in a great location for the southern lakes. Ample parking. The walk over the hills to Hilltop is beautiful. The flat itself was comfortable and had all necessary equipment - including attached drying room and laundry if required. Our second time at Broomriggs, thus time apartment 3. Very spacious unit, 2 double bedrooms, one single. Ideal for a family break. Well appointed kitchen. Large lounge and dining area, complete with telescope ­ ! The ospreys on the other side of the lake are amazing, particularly when viewed from the Broomriggs rowing boats. The lake is stunning. Spacious and lovely location but sofas very uncomfortable. Some of the lights didnt work (does nobody check these?) and worst of all the heating is only on from 7am to 9.30 am and 7pm to 10pm. Not good enough for Lake District in October having paid over 800 for a week. Finally please mention the induction hob - for those of us fitted with pacemakeRead morers this means we cannot use it. My sisters and I had an amazing few days staying at Broomriggs 3 apartment - it was huge! and so well equipped. The views were fantastic and we would definitely recommend it and hope to return ourselves someday.

A unique gem of a property with views of the lake, boats to use, games, inside and out. Table tennis, putting, walks in 40acres of own grounds. Has WiFi, but isn't great, so this is better for those wanting a non digital holiday, but still got emails. Beautiful country house with picturesque view. Alec was fabulous and really looked after us. Hopefully we will go back next year. We already recommended this place to friends and family.
