Beautiful ground-floor apartment with stunning views over Esthwaite Water and enjoying a prime location in a country estate house. Surrounded by mountain views and miles of scenic walks, this apartment offers an idyllic retreat as well as having plenty to discover for those that enjoy an active holiday. The village of Hawkshead is 1 mile away and is home to the Beatrix Potter Gallery, shops, including a lovely deli, and a choice of pubs. Why not enjoy one of many stunning National Trust attractions such as Hill Top Beatrix Potters Farmhouse retreat or Claife viewing station with panoramic views from the monument which was built in the 1790s.  Lake Windermere and Coniston Water are within 6 miles, where it is possible to take boat trips and try your hand at a range of water sports.

Enter the ground-floor apartment, which was redecorated in 2022, and you will find a private hallway leading to the light and spacious open-plan lounge/diner which enjoys far-reaching mountain views. There is an electric fire and Smart TV which are surrounded by a sofa and two armchairs, perfect for a family night in. The dining area offers amazing views through the bay window and out across the water. Next is the kitchen which is well-equipped. The property has three bedrooms, each with an en-suite, a master bedroom double bedroom, a twin bedroom and finally a single bedroom.

Outside, the estate enjoys 40 acres of shared gardens and woodland, to which guests have full access. Younger guests will enjoy the play area, with swings, a climbing frame, and outdoor table tennis tables plus pitch and putt golf.

The apartment has everything you could need for a relaxing holiday in the Lakes. The view is magnificent, there is plenty of furniture in the lounge for a family get together. The kitchen is very well equipped. It is our third visit to Broomriggs which is in a wonderful location. The gardens and expansive and beautiful at any time of year but especRead moreially in May with the beautiful Rhododendrons. Alec, the warden, is very helpful and gave some good recommendations for places to visit. The drying room is extremely useful when you are swimming every day as we were. Hawkshead is a lovely little village, very peaceful compared to the hubbub of Ambleside. We have already booked for next year! Hide

The scenery was truly breath taking, the apartment was well appointed with everything you could need and more. The apartment was also very clean and warm. I would love to return again and again

What a gem of a place, beautiful views. the flat is well kitted out- everything you could need. Plenty of space. Beautifully decorated and was just lovely. Alec who runs the flats and grounds was a fountain of knowledge and super helpful with anything practical and info on the local area. We had a fantastic time. Thank you.

Delightful Lake District apartment in attractive grounds. Well equipped home from home with comfortable beds ! In our week, the Internet/WIFI was poor but this was probably due to high pressure atmospheric conditions.

Great apartment with wonderful views. The warden Alec is extremely friendly and most helpful. We have been visiting Broomriggs since the mid eighties and seen how the flats have developed into more than you might expect in 2025.

Great property, everything you need provided, and so clean and spacious, with high quality fittings etc. The extensive grounds were lovely, with great outdoor facilities for the children. The views are spectacular especially from the dining area windows. Lovely location, quiet but with easy access and some lovely walks from the property. A lovely flat with idyllic views over Esthwaite. Very comfortable and well equipped. The weather was so warm, we took the two rowing boats belonging to Broomriggs and rowed across to the cafe on the other side of the lake. We saw the ospreys flying and circling above. A magical day. Broomriggs 4: Alec, the caretaker, welcomed us very warmly and gave us an excellent overview of the property, surrounding area and facilities, which got our holiday off to a fabulous start. Great accommodation with a beautiful view. Good to have a washing machine and tumble dryer available. Close to Hawkshead but it took us a good 20 minutes to walk to the village. Lots to see and do close by.

Lovely apartment, great location. Spent 7 days walking, never more than 10 miles away, often walking from Broomriggs. Used the rowing boat to cross the river to view ospreys. Everything was excellent, will return again in the future.

We all agreed, having stayed in the Lake District over the last 15 years, this was our favourite. The situation was perfect for us, plenty of nice walks from the house and Moss Eccles Tarn was a delight for the cold water swimmers.. We had a wonderful stay in Broomrigs 4. Ground floor.. ideal for older relatives we brought with us. My 10 year old loved the pitch and put, outdoor table tennis and badminton. All free for guests to use. A perfect location, great views of sunsets, and plenty of walks nearby. Thanks for a great holiday in the sunny Lake District.

Second stay in Broomriggs 4. Excellent, really well-equipped apartment, well located for local area or further afield in The Lake District. It is a little remote - 5 mins by car from Hawkshead and nearest shops - but that is part of its appeal. The views across Esthwaite are superb.

Lovely sub divided house set within wooded grounds which is all up and together in good decorative order. Ample parking (with electric chargers for those who need them) and good amounts of hot water. Our 5th visit here and we choose not to look for anywhere else in the Lakes as this serves us well as a location and a great place to stay.

The apartment and it's furniture were very comfortable. I had the best nights sleep I've ever had when on holiday. There were clear instructions for using all the equipment and there was plenty of glassware, crockery and cookware provided. The views from the bay window were beautiful. The putting green and table tennis were very handy to have on siRead morete. The gardens were beautiful and very well kept. We stayed in Broomriggs 4. This apartment contained everything we could think of, we wanted for nothing. The view over Elsthwaite was spectacular and being able to watch the local birdlife gave us great joy. The manager Alec, was very engaging offered help and advice at all the right times. I would definitely like to return.

The location of the cottage was amazing with views over the nearby lake and fells. It had everything we needed to cater for ourselves some evenings. The separate en-suites with each of the three rooms was a huge bonus to us. We were very comfortable and enjoyed the heating on some of the very chilly June evenings we unexpectedly had.
