This superb retreat is a perfect choice for families or friends, where a fabulous location combines with a wonderful waterside setting and high-quality, modern comforts. In a peaceful spot, surrounded by lush woodland, the cottage overlooks Stock Ghyll, famous for its series of dramatic waterfalls. Take time for a morning walk up the hill to the main waterfall itself, less than 0.5 miles away, with a stop off at the Force cafe for brunch. If you prefer to spend the entire day on the fells, head up the steep slope towards Red Screes, 3.5 miles away, or Wansfell Pike, 2 miles away. For a more laid-back time, stroll down into the village of Ambleside, just a few hundred metres away, to enjoy the cafes, shops, cinema and restaurants. From here you can catch a shuttle bus to Waterhead Pier, for walks around Lake Windermere or scenic cruises on the water.

Calming, natural tones and textures, ambient lighting and high-quality furnishings invite you to truly relax in this beck-side property. From the covered porch, enter an elegant and light-filled, galleried hall that leads you four steps down to the comfortable, open-plan lounge/diner. Here you can cosy up around the coal-effect gas fire with your latest novel, or sit back for a movie night in front of the Smart TV with Sky. The dining area sits six people, with ample elbow room to host hearty, pre-walk breakfasts and feast-like suppers. Head through to the kitchen, which has delightful woodland views, and enjoy the array of appliances and extensive equipment. The separate utility room offers laundry facilities as well as ample space and racks for drying clothes, walking equipment and boots. Unwind in the conservatory (where there is seating for two) and connect with the natural world outside, relishing the panoramic view of the rear grounds and the expansive patio. Also on the ground floor is the first of the two king-sized bedrooms, as well as a luxurious shower room. From the hall, ascend to the first floor to find a second king-sized bedroom, in which double-height windows overlook Stock Ghyll and to Loughrigg, and a good-sized twin room. All the bedrooms have ample storage for clothes, and the two king-size rooms feature TVs with Sky. Finally, also on the first floor, you'll find a family bathroom with a shower over the bath.

The house is set within elevated, tiered grounds that overlook the stunning Stock Ghyll beck, with views of waterfalls and towards Loughrigg Fell. They offer several seating areas from which to appreciate the views and the sounds of babbling water and birdsong. Lie back on the sun loungers, sip a coffee at the picnic table, sink back into the swing seat or dine alfresco at the outdoor table. You might want to grill something tasty in the undercover BBQ/dining area, or stroll down to the waterside gallery and enjoy the tranquillity of the mature woodland. Uniquely for this area, the house has private, off-road parking for up to three cars, undercover storage for sporting equipment and a dedicated bike store. Your four-legged friend is very welcome in the property, and a wash-down area is provided for when a groom or refresh is essential. An outside kennel is available for your dog to use, too.

This was our first time staying at Hollybrook and it did not disappoint. The house was very clean with a well equipped kitchen. We also loved the outside area on the sunny days. We went to a few restaurants which we would recommend - Bar es, Sheila's, and the Unicorn pub for the pib quiz (we won). We had an absolutely perfect weekend stay at Hollybrook. The house is extremely comfortable and spacious. Finished to a very high standard and very well equipped. Excellent location- quiet, lovely views of the falls, and yet close to the town as well. Quick responses from the agents to any questions we had. Just wish we could have stayed longer.
