Less than 3 miles from both Ambleside and Hawkshead, this link-detached retreat offers high-quality accommodation for couples or family groups. Enjoy endless fell and countryside walks right from your door – Tarn Hows (3.5 miles) is bound to be a favourite, and is especially great for anyone with children and dogs. You can also walk to Wray Castle, which has magnificent grounds to explore and is only 1.5 miles away. From nearby Wray Castle Jetty, why not hop on a cruise around the beautiful waters of Lake Windermere? Afterwards, unwind in the popular pub that's only half a mile away, or head into Ambleside for a wider choice of cuisine and dining experiences. Here, there are also endless opportunities for more outdoor adventures, including climbing, canyoning, and kayaking, and you can stroll out of town for less than a mile to see the dramatic Stock Ghyll Force waterfall.

From the car park, take the 15 stone steps that lead up to the house (please be careful in wet weather) and enter through the side door into the utility/boot room. This useful space offers plenty of storage for all your outdoor equipment, including bikes. Beyond is a shower room, which is really handy if you're coming straight in from a wet walk and need to warm up. You'll also find the washing machine here, ready for those wet, muddy clothes. To the right, the bright kitchen has everything you'll need, including a microwave and a dishwasher, plus a breakfast area with a table and four chairs. Head through to the traditional dining room, which is big enough for everyone to spread out around the table and enjoy a sociable meal, or to set up a board game from the shelves. Next, the spacious lounge has comfortable seating and a wood burner for extra warmth on chilly evenings. This inviting space boasts a slate window seat providing lovely views over the surrounding countryside and a Smart TV for streaming your favourite movies. Take the stairs to the split landing, and take a few steps further up to either the right or left, where you will find three tranquil bedrooms, all with ample storage, and a family bathroom.

Patio doors from the dining room lead onto the south-facing, tiered garden, which features a mix of terrace and lawn, with mature shrubs and bushes. The sunny terrace is furnished for al fresco dining and offers wonderful views over fields and hills towards Wansfell Pike. There's a small, gentle stream flowing along the bottom of the lawn (please supervise children and pets carefully). You'll have plenty of private parking space, with room for up to four cars – and even a boat if you have one.

We had a lovely stay here with 3 adults and 2 dogs. The property was peaceful, well maintained, and in a great location. The bus stop was only an 8 minute walk away, and we made good use of the public transport during our stay. The bird feeder was a lovely touch and added to the charm of the property. We loved the location, a short drive to so many beautiful places in the South Lakes, and local walks from the house on footpaths. There is also a convenient bus that passes the drive going to Ambleside, Hawkshead or Coniston. The house suited the three of us, plus one dog perfectly. We returned from a year ago. Such a beautiful week spent in the Lakes. Kirkley bank had everything needed and was a perfect place to chill at after an adventurous day. It's close to many brilliant towns and attractions. Highly recommended! Thank you :-)

a great location within easy reach of Ambleside and Coniston. The house was spotless on arrival and had all the amenities. The kids were relieved the WiFi worked and the bird food and feeder kept the grandparents entertained. The welcome gift was appreciated, thank you.
