Elegant retreat situated on the edge of Talkin village with great walks and bike routes from the front door and overlooking Talkin Tarn lake with tearoom and boat hire. The market town of Brampton is only 2 miles away with a choice of shops, cafes, and takeaways, and there is usually a farmer's market once a month. Brampton Golf Course is only 500 metres away for enjoying a round of golf. Gelt Woods is a magical river gorge cutting through sandstone with natural woodland walks less than 2 miles away. Walk along the ridge through woodlands and take the quarry beck footpath leading to the Lanercost Priory (4 miles) or uncover history with a trip to Hadrians Wall (8 miles).

 Originally a hotel, this beautiful Victorian property has been lovingly restored and renovated into private residencies. As you enter the property into the lobby, the bright open-plan lounge/kitchen/diner with views over the lake is just off the hall. The lounge has a modern cosy coal-effect electric fire sunken into the wall, wall-mounted Smart TV, comfortable seating (one of the sofas offers a double sofa bed), and window seats to enjoy a good book and take in the views! There is a formal dining area that allows your whole party to sit down over dinner and catch up on the day’s events. The contemporary kitchen is separated from the lounge with a stunning island, this room provides a great sociable space. The kitchen is equipped with an electric oven and hob, microwave, wine cooler, dishwasher, and fridge/freezer. There is also a utility room off the kitchen with a washer/dryer and storage space for drinks. Off the hall, you will also find a handy ground-floor WC. Head up the stairs to the first floor which has two bright and spacious bedrooms both with views across the lake. There is a super-king bedroom which is a zip and link and can be made up as a twin on request, and a master bedroom with a king-size bed and en-suite shower room offering a large walk-in shower and WC. You will find a family bathroom off the hallway on the first floor, it has a bath with a shower over and WC. Relax in the bath after a long walk and catch up on your favourite series or film on the wall-mounted TV which is set in the wall at the end of the bath!

Outside there is a pretty private elevated patio area that has seating and views over the shared gardens and lake. There is a car park opposite the property entrance and two parking permits are provided.

The property was quite easy to find, lovely and warm and quite modern. It had a lovely view out over the lake and was spacious enough for our family of 4. Whilst it was a lovely cottage, it didn't live up to our experience of other cottages though. We were underwhelmed by the welcome pack of 4 si gle shortbread biscuits and 4 Nespresso pods. PeRead morerhaps we have been spoiled in all the other properties we have stayed at meaning our expectations are unreasonable. It may have also been due to our short stay (3 nights). There hasn't been quite enough thought given to the safety of children with the upstairs windows which could be fully opened and one being easily accessible by even a baby. That being said, if children are kept downstairs or monitored upstairs there are no concerns. You will need to bring your own entertainment for children as unlike all other properties we have stayed at there were almost no games or toys, and very books to read. If you are going without children and like a drink or two you will however be spoiled by the wine cooler and wine rack - with space for around 30 bottles!! The car park being over the road is perfectly ok, although if the weather was miserable it would not be the most enjoyable way to start your holiday. But, with underfloor heating downstairs it is constantly a lovely temperature and will dry you off quickly, and with great views over the tarn you really will be pleased. We found it very well located with multiple conveniences within easy reach. We found the main bed had foam mattress, which we sadly found uncomfortable and woke each morning with aches, it was also too warm for ouriming, but for anyone used to foam, you may find it very comfortable and our comment will not put you off. Despite the concerns over the windows and uncomfortable mattress, we did enjoy the property and it provided amazing access to the Tarn where our children could enjoy the wildlife and the bird hides, scoot round the lake and also play in the small play park by the boat house. Fantastic comfortable, clean and modern accomodation with a lovely welcome pack. View over the lake is amazing. Can't recommend highly enough. My wife and I would happily move in permanently!

Lovely property in a beautiful location. Very relaxing with a gorgeous view. The property had everything we needed. Close to town and some great places to eat. Nice walks from just outside and easy access to the Lake District. Would definitely go back and recommend this property.

This cottage was of a high standard, extremely clean and well equipped. The beds were very comfortable. The view from the window of tarn and the wildlife was beautiful. I would stay at this cottage again.

Location and views are as always brilliant. Accommodation is nicely furnished. Aspects of this once brilliant accommodation beginning to slip sadly. We hope the issues noted with owner are corrected so we can once again stay without serious issues.

The property is absolutely beautiful, we couldn't fault the cleanliness and decor of the place. The location is ideal for walks and the views of the lake are stunning. Plenty of wildlife to watch and friendly ducks that will come and sit with you whilst you eat your breakfast outside. Great accommodation in a wonderful setting. Communication and directions were excellent. The cottage is modern and very clean and the view from the windows is beautiful. We only stayed for a few days, but the most positive feedback I can give is that we have already booked for another week next year. Highly recommended.

We have really enjoyed our stay at Tarn End Cottages, the views were amazing, having the lake right outside the back door was lovely, my favourite place was to sit in the window and read. Great accommodation, superb location and in easy reach of Hadrians Wall and the Lake District if wanting to travel a little further. A lovely, well equipped cottage with an amazing outlook. Even though surrounded by other properties it was incredibly quiet. There are walks right from the doorstep. No welcome pack or consumables such as foil, kitchen rolls.

Probably the most upmarket, well equipped beautiful property we have ever stayed in! Views from all rooms incredible and make even rainy days feel special. Property was lovely and warm, quality bed linen and comphy beds, enjoyed watching Wimbledon from the bath tub! Lovely, well equiped cottage in a beautiful setting of high class developed ex-hotel. Plently of nature on the doorstep including nesting house martins. Great location to use as a base for North Lakes and beyond.
