Sleeping six guests, this holiday home offers a welcome escape from busy lifestyles. Stroll down to Derwentwater Marina (less than half a mile) and plan a fun day of water sports – there’s everything here including sailing, kayaking and stand up paddleboarding. Hike to the Catbells (2.5 miles) on the western shore or try water scrambling at Stoneycroft Ghyll (2.5 miles). Whizz from the treetops at Whinlatter Forest (3.5 miles) or take a leisurely walk around Borrowdale (4.5 miles), a great backdrop for holiday photos with Ashness Bridge and the aptly named Surprise View. Or explore lively Keswick (1 mile), where you’ll find a wealth of shops, pubs, and eateries, along with an art cinema, theatre, and pencil museum.

Step inside and kick off your hiking boots in the hallway before walking through to the rest of the accommodation, decorated in a farmhouse style. Settle in for a cup of tea and chat in the living room, which has two cosy sofas, slate floors, a selection of books and the perfect armchair to curl up in with your favourite book - stay warm from the heat of the cosy wood burner. Or, plan film evenings here on the TV with Sky, a DVD player, and soundbar. Cook up a storm in the well-equipped kitchen which features an electric fan oven with ceramic hobs, fridge/freezer, microwave, and dishwasher – there’s also a breakfast table for informal dining and morning coffees while the dining room has a large table and chairs by a vintage dresser. A handy utility room houses a washing machine, tumble dryer, heated towel rail, drying rail, sink, and extra storage space for sports gear or a dog bed. Head upstairs to find the three spacious bedrooms with handsome furniture, ample storage space, and period features including exposed timber beams: a king-size bedroom with a TV, and an en-suite shower room; a king-size bedroom with a TV, and a twin bedroom with views of Walla Crag. There’s a contemporary-style family bathroom with a bath, separate shower, and WC, plus a separate WC on this floor too.

Step outside to the cosy garden patio with seating to the rear of the property, please note there is a right of way through the garden for neighbours. Off-road parking is available for one car, with an additional space for a carefully parked car outside the house. There’s a shop and pub with food within half a mile of the property.

This cottage was a lovely Lakeland cosy cottage. The position in Portinscale was a brilliant base for touring the Northern Lakes and just a 5 minute drive to Keswick, and for the more energetic 15 minute walk. The owners have thought of everything youd ever need (and more) for all your holiday needs. I can thoroughly recommend this lovely cottage!

A really beautiful cottage, very well equipped and comfortable. Theres obviously been a-lot of thought by the owners to make it such a lovely place to stay. Couldnt fault a thing and will definitely stay again.

A wonderful weeks holiday at Rose cottage. The star ratings show how much we enjoyed our stay. The cottage is delightful, 200 years old. Fully restored with excellent facilities. The ambience is what makes this cottage stand out.

Lovely, well- equipped cottage in the middle of Portinscale. Easy walking into Keswick. The enclosed shared access at the rear of the properties meant that there was no unsupervised area for the dogs - but that was only a minor problem.

Lovely, well equipped cottage. We thoroughly enjoyed our stay. Easy access to Keswick along a nice footpath. There are 2 parking spaces for the cottage, but they are neat especially if neighbouring cottages have big cars. Ground floor not all on the same level; the family bathroom and toilet are up steps, and ceilings are low in places.

A very spacious yet cosy Lakeland cottage. Beautifully refurbished, and a pleasure to come back to and put the log burner fire on. Lots of games provided, and a big choice of dvd's. Lovely location, and importantly for us it was very quiet. Very comfortable beds too! Parking no problem at all, with designated space opposite. A bottle of wine and KeRead morendal mint cake on the kitchen table on arrival was a lovely welcoming touch, thank you. Hide

Wonderful cottage, ideally situated as a comfortable and spacious base to explore the stunning Lake District. The cottage was perfect for our family of five, very well equipped, clean and in a quiet location, only a short walk to all the amenities Keswick has to offer.

Beautiful, picturesque cottage we had everything we needed for a family holiday. All ages enjoyed , short walk to busy Keswick and returning to a peaceful village to relax. Would definitely return.

A wonderful, characterful, comfy & cosy cottage. We found it very well equipped, clean & spacious. The utility/laundry room is a bonus. We needed to use a little extra heating one rainy day to dry some childrens clothes & it worked perfectly. Plenty of books & games in the lounge if staying in one evening. We enjoyed it very much & will definitely Read morebook again. Great location which is only a short beautiful walk across the fields into Keswick. Hide

Rose cottage is a beautiful and surprisingly spacious house. Its been really well decorated, appointed and kitted out. The wood burning stove made the evenings cosy. We will definitely want to visit again.
