If your group is full of adventurers and adrenaline seekers, make the 6-mile trip to Whinlatter Forest Park which is great for mountain biking and home to Go Ape!. Just 3 miles in the opposite direction will take you to the birthplace of Wordsworth, Cockermouth, where a handful of delicious eateries will tempt you off the streets which are dotted with quirky shops. Great for big groups, the beach at Maryport is just 9.5 miles from your door. Pack your swimmers and head to the coast for a fun-filled, family-friendly day out before returning to your inviting abode salty and sandy. Travel 4.5 miles to Bassenthwaite Lake or 10.5 miles to the northern tip of Derwentwater where you can board a boat or hire your own.

Sitting next to the owners’ property with privacy assured, head inside through the foyer which is complete with traditional bread oven. Find the welcoming lounge on this floor where there is plenty of seating for everyone to get comfortable and coffee tables to pile high with mugs. A warming wood burner promises to keep you toasty after time in the great outdoors and sits in one of the largest working fireplaces in the Lake District. The TV and DVD player are great for nights in. Enjoy communal feasts in the large dining room with a long table to seat 25 guests. This room has exposed beams and brickwork and boasts lovely garden views. Before plating up, rustle up meals in the large kitchen, which is equipped with an electric range cooker, microwave, dishwasher, large free-standing fridge, free-standing freezer, and plenty of storage for all of your ingredients. Turn right out of the kitchen and down the corridor to find the utility room. Here there is a washing machine, tumble dryer and WC. Carrying on will lead you to the first of ten bedrooms. The first is Byre 1, a family room with three single beds and an en-suite shower room with WC. This room is wheelchair-friendly, and the en-suite has handrails to help assist those with limited mobility. The next bedroom, Byre 2, is also a family room with a double bed and two singles. This room has another wheelchair-friendly en-suite with a shower and WC with handrails. Completing the ground floor, find three double bedrooms: The Old Stable and Stable 1 and 2, off the stairwell through a door from the foyer. These rooms are spacious and two boast en-suite shower rooms with WCs, whilst The Old Stable has an en-suite bathroom with shower over the bath and WC. Climb the original 16th-century staircase and head through the door on your left to find two more bedrooms. Swallow Loft is a twin with en-suite bathroom with shower over the bath and WC, Hayloft is another family room with a double bed and an annexed area with twin beds. It has an en-suite with shower over the bath and WC. From the landing, another door leads to The Master’s Room, with four-poster king-sized bed and en-suite bathroom with shower over the bath, WC and bidet. Cruck 1 also has a king-sized bed and en-suite with walk-in shower and WC. Finally, Cruck 2 has a king-size bed and an en-suite bathroom with shower over the bath and WC. All bedrooms are fabulously spacious and have TVs for lazy mornings under the covers, some also have sloped ceilings. They all have underfloor heating with a personal thermostat and with ten en-suites there won’t be any queuing to freshen up in the mornings or after adventures.

Perfect for sipping your morning coffee alfresco, the 1.5 acres of garden boast fantastic views and there is a courtyard to the front of the property. Spend time in the fresh air and make the most of your wonderful location. There is ample off-road parking for 12 cars.

Absolutely amazing, a stunning place to stay, a wonderful building. Large places for kids to play, and a large table for us to stay up late playing board games etc. Beautiful location and so close to amazing walks and Cockermouth its self. Thank you to Zen and Jayne for being amazing also.

We had a fantastic weekend with 10 adults and 9 children. It was perfectly set up for a large group, with all the facilities we needed and plenty of space for everyone. The gardens and views were beautiful, and the children loved playing outside. The cottage was spotless and beautifully decorated throughout. A perfect place for a group getaway!

Large barn conversion with lovely hosts. Large comfortable bedrooms, gardens and views. Kitchen on the small side if cooking for a large group and the heating a bit odd probably due to the conversion

This was such a pleasant stay that we intend to use the house again for future events. Future guests will need to remember to take with them the basic essentials that we didnt realise would not be provided. This however did not ruin our enjoyment as a quick trip into Cockermouth resolved the issue. The owners Jayne & Zen are really nice people who Read morelive next door and make themselves available for anything should you require, which was perfect. Hide

Lovely house with amazing garden (and view) for kids to play or relax. Comfortable beds, clean and excellent common space for eating and relaxing. Well located for the quieter but stunning bits of the Lake District. Strongly recommend this place.
