If your idea of the perfect Lake District holiday is to have magnificent lake views, walks from your doorstep up onto mountain paths, a village within walking distance, and plenty of activities, both on and around the water, then this may well be for you. Here, footpaths lead to the summit of the Old Man of Coniston, giving walkers a panoramic view of the Lake District. A meadow path leads down to the village where there are shops, cafes, and inns, and down by the lake you can hire rowing, sailing, and little powered boats. Here you will also find an array of shops, cafes, and pubs in which to browse, pause for a cream tea or settle down for a long lunch. Take your group out on the water from here too – you can either hire a boat to skipper yourselves or take a tour on an old steamer.

Stepping through the door you will instantly see the amazing transformation of this former barn to a cosy cottage. You will enter the open-plan lounge/kitchen, a welcoming and homely space with wood beams and a wood burner, surrounded by a corner sofa and the Smart TV. On the other side is the kitchen with all you need to create a wonderful meal. You have an electric oven and hob, microwave, fridge/freezer, washer/dryer, coffee machine and dishwasher. Also, there is a separate WC tucked away in the hall. Head on through to the dining room where you can enjoy an evening meal and discuss the day's adventures or even play some games. Head on down the stairs to the lower ground floor where you have the king-size bedroom and two bunk bedrooms. Finally, completing this property is the bathroom with bath, separate shower, and WC.

The garden has a patio area and enough room for your four-legged friends to stretch their legs, and seating to relax and enjoy the amazing views across the valley and to Coniston Water below. There is parking for two cars and a lockable bike storage area. Please note the property is accessed via a steep single-track lane.

Really nice cottage in excellent condition. Great location up a very steep hill, gives you a good head start for the Old Man of Coniston. Would definitely consider staying again.

A beautiful cottage with views on all sides of the lake, trees, gorgeous skylines and sheep. The decor was clean, simple and cosy. All the beds, including the bunk bed were comfortable for both kids and adults. Our host was friendly and accommodating. Faultless - would absolutely recommend.

Amazing accommodation, owners very helpful. The location is stunning, gets you out and walking around. Access to the lake is perfect if you fancy some kayaking, either bringing your own, or hiring locally. We didn't venture far from Coniston due to how beautiful the area was. Will be back, would recommend.

Despite a very wet week in the Lake District we had a brilliant holiday staying at Heathwaite Farm. The location was perfect for us, we were able to walk everywhere and use the bus service where needed. It is quite a hike up to the cottage but we were pre-warned of this and it came part of our daily routine. The cottage itself was perfect for what Read morewe needed, very clean, wand well equipped . Cottage was immaculate and appeared brand new. Very spacious for a family of 5 and the dog. Lovely views of the Old Man and Lake Coniston. We had a fantastic week in this barn conversion as a family of 5 (2 adults and 3 children). The beds were comfortable, the kitchen was extremely well equipped and the views were beautiful. We enjoyed the proximity to Coniston with all its amenities and we would have no reservations about booking another stay here.

Lovely cottage in an outstanding location up on the lower slopes of the Old Man of Coniston. Absolute peace! Absolutely stunning location and cottage to make a 2 week holiday utterly bliss. Matthew and Keighley were such welcoming and helpful people, and were happy to help with anything! Plenty of glorious walks from the front door, with a gorgeous welcoming fire and setting to come back to after a day out on the fells. Would highly recommend to anyone!

We really enjoyed our stay. The owners are on site and very friendly and helpful. The property was immaculately clean, well equipped and set in a wonderful location. Weve just returned from a brilliant time at Bracken Barn. Heathwaite Farm is in a fabulous location, a short walk from the pubs and shops in the village (and a nice steep walk back when youve eaten well!) but feels completely away from it all. The owners were very welcoming and friendly. Unfortunately our washing machine was broken but we were informed prior to arrival by phone and they offered to do our washing for us on several occasions. They couldn't have done any more.
