Bright cottage located in the village of Hawkshead, ideal for a family break in the stunning Lake District.

This charming cottage, in the heart of Hawkshead, one of the prettiest villages in the Lake District, is a perfect retreat and an excellent base for exploring this stunning area. Ideally situated between Coniston Water and Lake Windermere, in Hawkshead you can find the Beatrix Potter Gallery as well as tea rooms, pubs and gift shops. Coniston, Langdale, Grasmere, Ambleside and Grizedale are all within a short distance, while both Windermere and Bowness can also be easily reached via ferry.

On entering this delightful cottage you will find yourself in the stylish open-plan lounge/kitchen/diner. In the welcoming and comfortable lounge you can sit and relax, enjoying TV or watching a movie using the DVD. The elegant dining area is ideally situated, and is perfect whether you’re sitting down to a special meal or simply grabbing a snack. The kitchen is equipped with everything you may need during your stay including a microwave, electric oven and hob, fridge, dishwasher and washer/dryer. There is a small freezer located under the stairs. Heading upstairs you will find two comfortable bedrooms: a king-size double with en-suite shower room and WC, and a cosy twin bedroom. You will also find the main bathroom which has a shower over the bath and WC.

Stepping through the French doors in the lounge, you will find yourself in the large private patio/enclosed yard to the rear of the cottage with table and chairs. This is a safe and secure space for bikes or children. There is parking available for one car to the front of the property.

A delightful cosy & well appointed Cottage, a lovely situation close to the centre of Hawkeshead & a good location for exploring the area & fells We had a great week of fell climbing all around the Lake district & it was always nice to return to this welcoming Cottage each evening.

11 Kings Yard is perfectly situated to enjoy all that Hawkshead offers. There are good walks from the village and when you come home from a long walk 4 pubs to choose from. The cottage is comfortable, plenty of comfy seats and a lovely dining area. The kitchen is well equipped and we very much appreciated the welcome pack after a long drive. Cosy, well appointed property in the middle of charming Hawkshead. Perfect for our family of 4 as there is loads to do in the surrounding area with kids (ours are 4 & 7) and the relaxed local pubs in the village meant we didn't need to cook every night. We would come again

This cottage is ideally placed for a very short wander into the square in Hawkshead. It is very comfortable, well equipped and we found it nice and warm for mid winter. We have used this cottage before a few times over the last few years and no doubt will be using it again in the near future.

I booked a weeks holiday having never stayed on the west side of the lakes before. It was a bit pot luck choosing this cottage but how pleased I was with the choice I made. Excellent location and the cottage was so very well equipped it made my stay such a memorable holiday. The cottage was everything we expected and the photos on the website were true to life not old photos. Ideal for a family of four and situated perfectly for the centre of Hawkshead. Our girls aged 8 years and 3 years loved the little beds in the kids room. Lovely cottage.

We had a lovely long weekend staying in 11 Kings Yard(again), the weather made it with wall to wall sunshine for the four days.
