Perfect for larger groups of friends or family, this beautiful detached 17th-century farmhouse sleeps six guests across three bedrooms. It’s located in the tranquil hamlet of Outgate at the end of a small lane, with some great walks from the doorstep making it great for those who love to explore on foot. The local pub is a short stroll away and Hawkshead, with its many shops and places to eat, is 1 mile away.

Full of character and charm, this impressive home offers contemporary accommodation, blended with original features. The elegant and modern kitchen is well-equipped to keep even the busiest of cooks happy, with the electric stove-effect fire set into the original fireplace adding to the room’s charm. The table is perfect for relaxed breakfasts while the dining area to the rear of the lounge is ideal if you’re sitting down to an evening meal. Exposed beams and a cosy wood burner create a lovely ambience in this room, with comfortable sofas for snuggling up on in front of a film. Upstairs, the inviting bedrooms are both restful and stylish, providing a haven to retreat to at the end of a busy day. Take in the stunning views towards Latterbarrow in your private garden, with a table and chairs which are perfect for a little al fresco dining.

Wander around the shops in popular Hawkshead and stop off at the Beatrix Potter Gallery, which celebrates the author’s work. Explore the interesting Wray Castle, which overlooks Lake Windermere. Take to the late itself on a boat trip and, if you’re feeling brave, get in the water to try out one of the many water sports on offer. There are plenty of hiking routes locally, but for hardier fell walkers, the majestic Langdales (7 miles) are the place to be.

Such a lovely place. Everything we could have wanted, clean, modern and really cosy. Ideally located with lots of walks and places of interest nearby. Would definitely recommend.

Good quality cottage, clean and comfortable.Very warm due to good supply of logs and heating system which could be boosted to meet needs on a daily basis. Good location with walks from door although you need to take a slight detour across busy road to get access to public footpaths/bridle ways. Low beams so watch your head!

The cottage is ideally located with local walks on the doorstep. It is only a short drive away from Hawkshead with plenty of shops and places to eat and drink too. The cottage is spacious and great for a family holiday in any season. We visited Christmas 2019 and it was very cosy with a Christmas tree provided.

Beautiful luxury cottage in a quiet location with beautiful views. Loved the option of having the daily delivery of dairy products, logs etc. Walks very close by and also the local pub was warm and friendly with lovely food and drink. We had a great welcome when we arrived for Christmas week as there was a Christmas tree set up and the dining tableRead more was set with crockery glasses and crackers. the log burner fire added to the ambience. Excellent location for walking from the property. A pleasant and easy walking route to Hawkshead. A very friendly pub a 2 minutes stroll away, with a great menu.

Marvelous cottage, feel homely immediately, It has give us more than expected for 3 couples. Welcome staff nice and efficient. Love the 15 mn walking distance from Hawkshead village and the 2 mn distance to Outgate local pub. Would like to stay in this cottage again

A well equipped property with spacious and comfortable rooms, and plenty of space for six. In a great location for walks and accessibility for Hawkshead and a local pub within walking distance.

Lovely spacious comfortable farmhouse with all equipment we needed for a great week in The Lakes. There are numerous walks from the doorstep and Hawkshead is a couple of minutes drive away. Ambleside easily reached within 10 mins drive. Great pub within the village that we visited a few times for dinner. This is our 3 visit to Birkwray Farmhouse anRead mored we are already booked to return, it suits our family of 4 perfectly.... Hide
