A beautiful 17th century Lakeland farmhouse blending many original features and contemporary style, set in a perfect location for exploring the Lake District.

This cottage is situated in the pretty hamlet of Outgate situated between Ambleside and Hawkshead. Tucked away at the end of a little lane in a quiet courtyard with views across the rolling fields to the hills beyond.  Just a short stroll from the property is the local pub, The Outgate Inn, which is known for its locally sourced food and welcoming atmosphere. Just one mile south of the property, the village of Hawkshead has a wide range of shops, as well as the interesting Beatrix Potter Gallery and the historic Hawkshead Grammar School, which dates to when William Wordsworth was a pupil. The cottage is only  2.5 miles away from Lake Windermere, offering plentiful opportunities for boat trips, water sports, hikes and cycling routes.

On entering this charming 17th century farmhouse, you will find yourself in the spacious  lounge, with the cosy wood burner as a fantastic focal point. With exposed beams, deep-set windows, comfortable seating,  TV/DVD, this is a perfect room to relax in. To one end of the room is the dining table: perfect whether you’re sitting down to a special meal or grabbing a snack. In the stylish kitchen, you will find everything you may need including a large range cooker with electric hob and oven, fridge, freezer, dishwasher, microwave. Granite worktops and limestone flooring give the room an elegant feel and there is a dining table perfect for family breakfasts. The electric stove effect fire set into the original cottage fireplace adds to the charm of this room. There is a utility room with washing machine, tumble dryer, sink,  ground floor WC and plenty of space for storing bikes. Heading upstairs, you will find three lovely and cosy bedrooms, each with traditional exposed beams. The master bedroom has a king-size bed and an elegant en-suite shower room. There is a double bedroom and a family bathroom with bath and WC.  The third bedroom offers the flexibility of a twin zip-and-link beds (which can be made up as a super-king- double on request) and stairs lead down from this bedroom to a luxurious wet room which also has a bath.

Outside guests can enjoy the private lawned garden with views across the rolling countryside and there is a bench to take in the views and birdsong. There is also a table and chairs perfect for enjoying alfresco meals. There is parking for 2 cars directly outside the cottage in the gravelled yard.

Birkwray Farmhouse is a lovely cottage, with walks direct from the door. Make sure you mention what bed configuration you need (twin or king size) when booking. Many thanks to Malcolm for sorting this at the last minute.
