Rustic cottage in a heritage bobbin mill with intact waterwheel, less than one mile from the village of Hawkshead and close to Lake Windermere.

This converted former bobbin mill offers a true taste of rural life and a chance to escape the hustle and bustle. Accommodating five guests and up to three dogs, it boasts a unique location in a lovely, secluded valley. Local pubs and shops are less than a mile away should you need them, while there are endless scenic walks on the doorstep.

This rustic cottage, with original waterwheel, oozes character and old-world charm. Retaining many period features inside and out, it is accessed by crossing a field. Gather your guests around the dining table in the inviting lounge/diner, where there’s plenty of space to enjoy a meal and catch up on the day’s events. The warming wood burner adds to the already cosy atmosphere in the lounge, where comfortable sofas offer a welcome place to unwind. Meanwhile, the well-equipped kitchen has all you need whether you’re preparing a family meal or a picnic. A slate staircase leads to the first bedroom, while further stairs lead to the second. Both have a cosy, country feel, making them relaxing retreats. Outside, soak up the tranquil surroundings in the property’s wild gardens, while the dogs enjoy cooling off in the mill stream, which is crossed by slate bridges.

Take a stroll into Hawkshead, less than a mile away, where you’ll find some friendly pubs and cafes for a drink or bite to eat. Enjoy the stunning mountain views on the popular circular walk at the picturesque Tarn Hows (1 mile) which suits all abilities. A visit to this area wouldn’t be complete without a visit to Lake Windermere (6 miles) where you can try out various water sports or sit back on a ferry cruise. There are some scenic woodland trails at Grizedale Forest, perfect for those on two or four legs.

Dogs are charged at £20 each per full or part week.

Amazing place, really in the middle of nowhere. Lots of room and ample equipment/crockery/blankets etc. If you need clean lines and minimalist this isnt the place for you though! We had a memorable stay and hope to go back again

Fantastic location, need to understand the steep stairs and raging waters during the storms which for us was all part of the charm. We visited in winter during the worst storms for years and enjoyed every moment, must be fantastic in summer, but we had the roads to ourselves. We drove to almost every lake seeing spectacular views around every corneRead morer and not many other people out there doing the same. Our idea of a winter holiday. Thank You. Hide

I have to Bobbing Mill twice now so I must like the place It suits my needs with a small dog I can see safety problems with larger dogs and children near the ravine. super isolated cottage with lots of charm but not suitable for the weak and faint hearted The ghost could be a little more active

We loved the seclusion and peacefulness along with the wild life. Having no internet or TV gave us the opportunity to just sit and talk like when I was young. The whole house and grounds have so much character. And the cottage is situated so that areas of interest are not far to travel. Bobbin Mill is an absolutely idyllic get-away-from-it all treasure, everything about it is magical. It has everything you could want or need for a lovely holiday. We were blessed with lovely weather and had the most relaxing stay. My three labradors particularly enjoyed cooling off in the stream after a long day on the fells.

This quirky building over 4 floors is a real step back in time. The grounds are a paradise of green with a long swing over the cascade of the former mill stream super fun for older children. This is a true gem, tucked away in a steep-sided gorge and invisible from the road. It is like stepping back to the '70s or earlier with no washing machine, no wi-fi, no TV but full of quirky charm in the most beautiful of settings. It's a bit shabby, with only one loo at the top of the house, lethally slippy slate outside (when wet) and no shower.Read more But we loved it, the wildlife (cuckoos!), the marvellous woodburner and the sound of the falls. Please, owners, don't ever modernise it. Hide

A beautiful and traditional Lakeland cottage in an idyllic setting. This is the best holiday cottage we have been to in the Lake District; it is unspoilt, albeit a bit rough and ready.Unlike other properties that look great on the outside but too clinical and modern on the inside. We had a lovely holiday, despite the rain, and found some wonderful walks - one of the best was right on the doorstep (Tarn Hows) and round to Coniston. There's a great bus service which goes from the Baptist Church (100 metres or so right on road at end of track) - and the weekly ticket is a a fab price!
