Beautiful period property situated in the popular village of Hawkshead, a few minutes’ drive from Esthwaite Water and just five miles from Lake Windermere.

Located in the popular village of Hawkshead, this impressive four-bedroom Victorian home is a spacious hideaway for family and friends celebrating a special occasion or holiday. Welcoming up to eight guests and three canine companions, it boasts large gardens for play and exploration, with south facing views over the Esthwaite Valley. Just 5.5 miles from Lake Windermere, the property is also within walking distance of a shop, pubs and a restaurant, making this a super base for a restful break.

With its period features and elegant accommodation, this beautiful property is both homely and welcoming. At its heart is a stylish lounge with comfortable leather sofas, where your guests will be happy to unwind and relax while the open fire crackles away. The shaker-style kitchen with traditional Aga and slate floor, will appeal to the keen cooks in the family, making this a sociable space throughout the day. The dining room also features a working fire, which adds to its cosiness during family meals. Each of the bedrooms has a true country feel, decorated in neutral tones to aid a restful night. Three are to be found on the first floor, while a twin room is on the second. Stepping outside, the children and dogs can roam freely in the garden while you take a seat on the patio to enjoy a drink at the end of the day.

Stroll along Hawkshead’s cobbled streets before visiting the Beatrix Potter Gallery, which is home to many of the author’s original illustrations. Adventurers will love trying out the water sports on offer at Coniston Water (4.5 miles), while those who prefer to stay on dry land will find plenty of walking and cycling routes nearby. Take in the beauty of Lake Windermere (5.5 miles) by hopping on one of its pleasure cruises.

Dogs are charged at £20 each per full or part week.

The house and gardens are glorious. The living room is beautiful. The carpets are a bit worn, potentially the wrong colour for a let, and changing dead bulbs in light fittings would have been good BUT that is being picky. This house has an amazing location with a lovely stroll along a beautiful path into the village. It is a large comfortable house but needs some TLC and an upgrade of equipment. It would benefit from having items normally provided at this level of property such as sun loungers, parasol and a BBQ to enable full enjoyment of the lovely garden. Disappointed,the garden is NOT secure,gaps in front hedge. Property is on a busy road, and needs updating and it needed a good dusting,Aga & oven not really suitable for a large family.

Characterful, spacious house for group of 6 friends. Lovely to have open fires in both kitchen and living room for colder wet days (also has board games). Location excellent. Short walk to pub and shops in hawkshead and near cycle route. Nice to have modern ensuite bathrooms and well equipped kitchen. Would happily return again in the future.

Great house and great location only criticism is that the garden is not secure for dogs, the wall that runs along the road and the gate could do with some wire fence up. The house was dusty in places and there was only 5 forks for a house that sleeps 8. Overall a lovely place which could be even better with these minor issues rectified.

Lovely spacious house in a great location . All rooms have their own bathrooms which is a real bonus . We had a great week of mountain biking straight from the door . Its just a shame that there was no laundry airer to hang out our kit after we had washed it .

A lovely old house full of character, could do with a bit of TLC but lovely and warm during to the Aga, just what is needed after a wet day on the Lakeland hills. Great location, lovely and spacious with very modern and tidy bathrooms.

This is a lovely house with great views and in a good location for exploring the southern Lakeland area. However basic holiday info In the folder is needed, better cleaning and above all a secure garden. Has the potential to be great rather than nice.

This is the third time we have booked Hawkshead Hall and it is perfect for our family of 3 generations plus my daughters dog. The location is perfect for walking into the village of Hawkshead. We all love the space and of course the roaring fires, which makes the property very cosy and snug.

The Lake District National Park is a superb choice for a holiday. If you love nature and the great outdoors, the Lake District is one of the UK’s most beautiful holiday destinations.
