This spacious property is perfect for a family get away any time of the year. Set in the heart of the Lake District just a short drive from Lake Windermere, with lots to see and do nearby.

Set in the heart of the magnificent Lake District, this home is close to a plethora of places to explore. Sleeping five over three bedrooms, bring two of your pups along too and enjoy exploring Lake Windermere (3 miles), Coniston Water (3.5 miles) and Esthwaite Water (1 mile) together. After days out and about, the warming wood burner-effect electric fire helps you stay toasty warm and the open-plan living space is perfect for relaxing and socialising.

Leave leads in the porch area and head on inside to make yourselves at home. The open-plan kitchen/lounge/diner caters perfectly for all occasions. Quirkily shaped, the kitchen has all you need and is a colourful, light space in which to spend time. Plate up at the table and enjoy sociable dinners with a tipple or two. If you prefer an al fresco morning coffee, step outside and enjoy a sip on the patio to start your day in the fresh air. After dinner, settle on the comfortable seating and put your feet up with a good book, or in front of the TV for a family film night. Long days in the great outdoors require a well-deserved sleep and the three first-floor bedrooms are all peaceful places to rest your head. The single room is great for younger guests and the family shower room is a contemporary space in which to freshen up for the day’s adventures. There is off-road parking for one car.

Fantastically located in the quaint village of Hawkshead, the cobbled streets are home to many an old haunt of renowned author, Beatrix Potter. Visit the National Trust’s Beatrix Potter Gallery and Hawkshead (less than half a mile) or travel 3 miles to Wray Castle, also owned by the National Trust, and team your visit with a day by Lake Windermere, where you can hire kayaks, be tempted by local eateries and jump on a cruise.

A lovely little cottage in a picturesque village, close to a pub serving excellent meals. On a cold weekend in January, the cottage was warm and comfortable. Some attractions were closed but we enjoyed a walk up to the church and a walk in the grounds of nearby Wray castle.

We have a very nice stay for two weeks in this very well situated cottage in Hawkshead. We love the space in the living room and kitchen. Overall the cottage was light and spacious. Very pleased with the parking behind the cottage. Also our dog was very happy with the space and the nice walks, starting at the front door.

Very tidy cottage. Great base to explore The Lakes from and we liked the village location meaning it was simple to pop to the shop/pub/other local amenities or walk out dog around the block at the start and end of the day.

A lovely cottage close to the village. Theres just the one parking spot and only the pay & display elsewhere in the village. Best to book ahead for eating out in the village too.

The cottage is lovely and well equipped and in a nice location for the centre of the village. We would certainly recommend it and would go back. The down sides are the lack of outside space and the road can be quite noisy.

We had a really enjoyable stay at this lovely cottage. It is so well positioned - within easy walking distance of the village and almost opposite a walking path that leads you very quickly to the beautiful countryside. This cottage is lovely, very spacious, clean and welcoming, we were also able to take our dogs. Everything is catered for for our week stay from cutlery to towels we didnt need to take anything with us apart from our clothes, and it is only a short walk from the village, which to us is a huge bonus.

Had a lovely weeks holiday in a cosy warm cottage. Really nice touch that after arriving late afternoon after a long drive, light was on, heating was on and the tea, coffee, biscuits, and chocolate were great. Fabulous location and lots to do even though weather awful.

This cottage is ideally placed for walking access to the village's facilities. It is clean and very comfortable and not crowded. We will be happy to return again to Kings Yard Cottage next year it was ideal for our family requirements.

Brilliant location- 1 min walk to village to top up groceries. Plenty walks from house of varying lengths, with some mildly challenging hills. A 15-30 min drive is needed for more challenging mountains, of which there are many. Good amount of cups, cutlery, and cookware in the house. Shower was good. Good location, convenient for shops and buses, parking space fine for medium sized car. Cottage felt welcoming and was well equipped , beds comfortable. Very light and bright as the open plan design worked well. When the sun was shining there was always a part of the living area in the sun whatever the time of day. We used local buses to visit GrasRead moremere - worked well when roads busy. Lake trips from Keswick and Coniston and walk from Grasmere to Rydal via Loughrigg Terrace highly recommended. Hide
