Lovely cottage located in the Kings Yard area of Hawkshead, with village facilities right on your doorstep and a short drive to Lake Windermere.

This lovely end-terraced cottage, situated in the heart of Hawkshead, one of the prettiest villages in the Lake District, is a perfect retreat and an excellent base for exploring this stunning area. Ideally situated between Coniston Water and Lake Windermere, Hawkshead is a thriving village, offering a great selection of tea rooms, pubs and gift shops, and is the home of the Beatrix Potter Gallery. Close by is Esthwaite Water, a fantastic fishing lake which also inspired Wordsworth. Coniston, Grizedale, Langdale, Grasmere and Ambleside are all within easy reach, and the busy centres of Windermere and Bowness are just a short ferry ride away. With breath-taking scenery and activities for the whole family, this idyllic spot guarantees a memorable holiday.

On entering this lovely cottage you will find yourself in the comfortable and welcoming lounge, where you can relax with TV (with BT sport), DVD, CD and iPod dock, and snuggle in front of the charming fireplace with log effect fire. There is also a pay phone for the use of guests. Heading into the stylish, elegant and well-equipped country-style kitchen/diner you will find everything you may need including electric oven and hob, dishwasher, washing machine, tumble dryer, fridge/freezer and microwave. The traditional dining area is ideally situated, and is ideal whether you’re grabbing a snack or sitting down to a special meal. Going upstairs, you will find two comfy and attractive bedrooms. There is a lovely, romantic, four-poster double bedroom and a pretty twin bedroom. You will also find a bathroom complete with shower over the bath and WC.

Stepping outside there is a walled patio area to the front of the cottage with table and chairs and to the rear of the cottage,  a bench where you can relax at the end the day, or head to one of the village’s popular pubs for a well-earned meal or drink. There is off-road parking available for one car behind the property.

This is our 3rd visit. Once as a couple. Once as a family of 3 and now as a family of 4 (the two children both under the age of 5) every time we have never struggled for things to do or see. Perfect location for amenities and getting around. Cottage is so homely and relaxing. We love it at Merlin and cant wait to come back.

Merlin cottage was perfectly situated with all the facilities in Hawkshead available a five minute stroll away, plus many walks, meaning you can get out and about without the car. The cottage was well equipped and immaculately clean; it really felt like a home from home.

Really good location, 2/3 mins walk into the centre of the lovely village of Hawkshead. Plenty of room & everything you could possibly need was provided. A lovely welcome bag with local products in & the option to support the local dairy with bottles of milk & other items delivered to the door. I felt it would have been helpful to know about this iRead moren advance of arrival . The parking space was a real bonus, we parked on arrival & didnt move it till we left, the local buses are also really good Hide

Excellent value for money,close to all village amenities a very cosy comfortable holiday cottage.Everything you would need was here and in a central location for travelling around the Lakes.All in all we couldnt fault Merlin Cottage.

The cottage was fantastic and was perfect for my wife and I. The cottage was very well equipped with everything that you could need. For anyone with a mobile phone reception for Virgin (which we had) was 4g and was like that for the surrounding area for miles as I utilized it for my walks. We booked this break on the Saturday to arrive on the Monday so was very last minute but did not disappoint. The cottage is small but warm and welcoming. After walking all day and visiting the pubs in Hawkeshead it was nice to cosy up in the cottage. My children enjoyed the board games provided. All clean and in good condition. House is quite small but perfectly good for a family with young kids. If you're looking for a spacious luxury family home this is probably not for you, but as a base for walking and days out its perfect. To be honest I prefer a smaller house and with great food and pubs 2 minute walk away I never even used the kitchRead moreen. Always stayed in the northern lakes before but was pleasantly surprised by Hawkshead and area. Good walking and highly recommend lake swimming in Grasmere.
