Beautifully presented detached property located in the hamlet of Rogerground, with views across Esthwaite Valley, and within walking distance to village facilities.

This stunning detached house is in the hamlet of Roger Ground, which is just a short walk from Hawkshead, one of the prettiest villages in the Lake District. Located between Coniston Water and Lake Windermere, Hawkshead offers a great selection of tea rooms, pubs and gift shops. Close by are Esthwaite Water and Grizedale Visitor Centre, with activities for all the family. Here you can enjoy walks, mountain bike routes, sculpture trails, and the Go-Ape tree-top adventure courses. Coniston, Langdale, Grasmere and Ambleside are all within easy reach, and the busy centres of Windermere and Bowness are just a short ferry ride away.

On entering this light and inviting property, you will find yourself in an entrance hall with access to the first of four bedrooms, a comfortable double room. There is also a shower room on this floor, which is complete with WC. You will also find a cloakroom and utility room with a washing machine and tumble dryer. Heading upstairs to the main level, you will find yourself in a bright and very spacious open-plan lounge/kitchen/diner with enormous picture windows offering views out over the hills and valley. The bright and attractive lounge benefits from a traditional wood burner, TV, DVD and stereo system with surround sound. The elegant dining area is ideally situated, and is perfect whether you’re sitting down to a special meal, or grabbing a quick snack. Moving over to the stylishly designed Shaker-style kitchen, you will find everything you may need including an oven and hob, fridge, freezer, dishwasher and microwave. Exploring further, you will find three more bedrooms: a comfortable king-size bedroom, with an en-suite shower room complete with WC; a cosy double, and a room with bunk beds. There is also a stylish family bathroom with corner shower cubicle, bath and WC.

Heading outside, you will find a parking area suitable for up to two cars. To the side of the property there is a large, enclosed patio area where you can relax and enjoy the lovely views. The patio can be accessed directly from the kitchen and includes patio furniture, a hot tub and BBQ. There is also exterior lighting which ensures that you can continue to enjoy this space after dark.

Dogs are charged at £20 each per full or part week.

Great week away at the briers. Good location with only a 15min walk into Hawkshead village itself, which was very pricey for parking. The house itself had all essentials you could want and was very clean on arrival. Plenty of room for a party of 4 adults and 2 older children. Parking outside of the house for 2 cars. The cottage was in a fab relaxing location. So quiet. Brilliant walking on the doorstep. Really well equipped, especially if you want to eat in which we did. The cottage was ideal for 8 people. It is set in a perfect location, it is a nice walk into Hawkshead Village. The cottage was well equipped for all your everyday needs and the outside area is perfect for a BBQ. My family and I had a lovely time and are hoping to go again soon.

We have just spent a week at The Briars and have really enjoyed the quiet, relaxed location. The house is very well presented with everything you need and plenty of space. The hot tub is a great place to lie back and look up at a blanket of stars in the evening, even with snow on the ground! Hawkshead is half a mile from the house and has a well-stRead moreocked Co-op and a few other specialised shops. Coniston is only a 15 minute drive and has a bit more to offer including excellent butcher and baker. Hide

We had an excellent week's holiday. The Briars was spacious,comfortable and well equipped with lovely views The younger members of our group made good use of the hot tub and our daughter enjoyed her daily walk with the dog into Hawkshead followed by coffee and a scone at one of the many cafes-a great way to start the day.
