Grade II listed cottage situated in a pretty square in the ever-popular village of Hawkshead, with its pubs, shops, and interesting historic buildings.

This is a delightful Grade II listed traditional Lakeland property with a large garden situated in the heart of Hawkshead, and enjoys beautiful views of Latterbarrow, Red Screes and Helvellyn. Ideally situated between Coniston Water and Lake Windermere, Hawkshead is one of the prettiest villages in the Lake District, offering a great selection of tea rooms, pubs and gift shops, and is home to the Beatrix Potter Gallery. Close by is the picturesque Esthwaite Water, a fantastic fishing lake. Coniston, Grizedale Forest, Langdale, Grasmere and Ambleside are all within easy reach, and the busy centres of Windermere and Bowness are just a short ferry ride away.

On entering this lovely cottage, you will find yourself in the welcoming and spacious lounge. This charming room has partially panelled walls, shutters to the windows, traditional exposed beams and wood burner effect gas fire set in a stone hearth. This is a great space for relaxing in, with ample seating, TV and DVD. Exploring further, you will find the traditional dining room. Adorned with exposed beams, this is a perfect room to spend time sharing meals with family and friends. This room also features a secondary (secret) staircase that children will love. This leads to a large cellar, where there is storage space available for bikes as well as an additional freezer. Heading into the elegant farmhouse-style kitchen you will find everything you might need including a gas Aga, microwave, dishwasher and fridge. Period features include the original slate flagged floor and window seat with pretty views over the rear garden. Next to the kitchen is a utility room with washing machine, and a door leading to the garden. Going upstairs, there is a split-level landing, with original exposed floorboards, which leads to four bedrooms. The master bedroom is a spacious double bedroom with separate dressing area, original exposed floorboards, superb oak-fronted built-in wardrobes and an original cast-iron fire surround. There are lovely views over the rear gardens towards the open countryside. A couple of steps lead down to the en-suite bathroom, comprising of a bath with hand-held shower and WC. You will also find a comfortable second king sized double bedroom with shuttered windows, exposed floorboards, views towards Latterbarrow, and a built-in wardrobe. The third bedroom is a pretty twin room, again with shuttered windows, exposed floorboards and lovely views towards Fairfield, Red Screes and Helvellyn. Finally, there is a quaint single that is full of character, with built-in alcove cupboards, exposed beams and exposed, sloping floorboards. On this floor, there is also a shower room complete with WC.

Stepping outside, you will find a good-sized south-west facing garden with lawn, feature stream (small children will need to be supervised), and a raised paved terrace with patio furniture, making this a lovely spot to spend an evening, admiring the superb views of the church and countryside beyond. To the front of the property is an area for parking one car. There is also a very handy outside WC.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

a lovely cosy cottage in the beautiful village of Hawkshead. A great location to explore the lakes and be home in the early evening to visit one of the 4 pubs serving lovely food. Dogs welcome in the pubs but restrictions on where you can sit.
