Ideal for any large group, this expansive property sleeps 16 guests at the heart of the Lake District National Park with easy access to mountain walks and gentle lakeside strolls.

Embark on an adventure and choose Newlands Valley as the starting point for your explorations, scaling the Catbells and Causey Pike and marvelling at the scenery that inspired Beatrix Potter’s famous tales. Sleeping a total of 16 guests across seven bedrooms, this spacious holiday accommodation is the perfect base for any large group gathering or family celebration. Satisfy your inner adrenaline enthusiast and book a day of escapades via the activity centre 1 mile away, trying your hand at ghyll scrambling, canoeing and rock climbing. For those who prefer a gentler pursuit, Keswick is a short 5-mile drive away offering bustling streets lined with numerous independent shops and eateries. Culture vultures will appreciate the iconic Theatre by the Lake, and there is a family-run cinema too.

Climb the steps and enter via the double doors to reach the central dining area, a brightly lit room that offers plenty of space for all to gather round. Cooking is a breeze in the kitchen, which is a few steps down from the dining area, which features an AGA, oven, hob, dishwasher, microwave and fridge. A handy utility area is off the dining room with a washing machine and tumble dryer. Descending a further set of steps from the dining room will bring you to the lounge, a comfortable room with a Smart TV for entertainment as well as cosy sofas and a multi-fuel burner with views to the magnificant Newlands Valley, fells and surrounding famrland. The huge family bathroom on this level consists of a corner bath and WC. A few steps down from the lounge will bring you to the first of the bedrooms, a twin room with a TV and an en-suite shower room with a shower and WC. Both the lounge and dining room feature stairs that lead to the first floor bedrooms. There are four king-size bedrooms with a TV and en-suite shower room apiece, a further King bedroom with a TV and a family room equipped with a King bed and a set of bunk beds.

Outside, there is a spacious patio with a BBQ and seating for al fresco meals with a view, best enjoyed with a glass of wine after a busy day. The lockable storage shed is shared with two neighbouring properties and houses an additional tumble dryer and storage space for bikes.

The property is in a fantastic location and has been decorated beautifully. It offers a great space for hosting, particularly the long table in the dining room and the lounge surrounding the fireplace. The views are stunning and it was perfect for our hen do weekend. A few things didnt work/were broken but would still recommend as Im sure these wilRead morel be fixed following our feedback and its great value for money. Hide

We really enjoyed our stay at this lovely comfortable property in a great location. Great for a large group of self-caterers with a large generally well equipped kitchen and great dining space (16 of us including 4 children). Although there are some aspects of the property in need of improvement it is in a lovely position and ideal for a family occasion with plenty of space and a large kitchen.

House is in a stunning location and provides walks straight out of the front door for options of the Newlands and surrounding mountains. Having a great number of bedrooms with all but one being ensuite adds for comfort. Well kept and plenty of parking. Will definitely return.

Amazing place to stay, but we would have liked the house to be a bit cleaner, which is completely possible with a bit more effort. We thoroughly enjoyed our holiday, the views were fantastic and lots of places to walk without any travelling.

Great location. It feels more remote than it actually is which adds to the experience. It is in the midst of excellent walking country. The property is well equipped for larger parties, comfortable and the large dining table was greatly appreciated as we could all gather around and enjoy our food and socialise. We would certainly book it again

Stunning views, easy access to Catbells and Maiden Moor. Quiet area and only a 10 minute drive into Keswick. Dog friendly and there is a gate across the patio, but some big dogs might jump the wall and sheep all around mean they cant be let off to go to the toilet.

Whilst the cottage inside had lovely rooms and facilities the outside of the cottage was sadly not cared for with dead old hanging baskets unswept with rubbish pushed to the corners

15 of us and a dog stayed at this lovely house, it fit all of us in perfectly and we had a fantastic time. The kitchen was well equipped with everything we could have possibly needed, electric oven wasnt working but the AGA oven worked fine to cook for all of us. Amazing views, lots of bedrooms and bathrooms with comfortable beds and bedding. Lovely big house, plenty of space , really well stocked with kitchen items. You need to be a confident driver to get there, follow the property instructions not your satnav, and make sure you take your own towels. We had to go out and buy bath towels.

The pictures don't do it justice, when you get there the views are breathtaking. The whole place is faultless. Lots of walks and activities near by. All in all we had a brilliant stay and would highly recommend this to large groups.
