A charming 17th century Lakeland whitewashed cottage, set in rolling countryside, originally given to the National Trust by Beatrix Potter, who is reported to have stayed here on several occasions.

This pretty cottage nestles in the rolling countryside close to Wray which lies between Hawkshead and Ambleside which are only a short drive away. Both villages offer a wide range of shops and places to eat out. The shore of Lake Windermere is close by, with plentiful opportunities for boat trips, water sports, hikes and cycling routes. The cottage is surrounded by farmland and is reached by a short gravel lane. The only buildings nearby being farm storage buildings which are used infrequently. Guests can enjoy the network of footpaths offering lovely low level walks from the doorstep. 

The traditional Lakeland porch leads to the entrance hall with plenty of space for coats and boots. Off the hallway you will find yourself in the cosy lounge, where you can snuggle in front of the cosy wood burner on the large L-shaped sofa. With exposed beams, deep set window, TV/DVD and CD and Alexa, this is a perfect room to relax in at the end of a day fell walking. Across the hallway is the kitchen/ diner, where you will find everything you may need including an electric oven and hob, dishwasher, microwave and washing machine, as well as a large farmhouse table for enjoying family meals together. There is a traditional larder at the rear of the kitchen with tumble dryer and large fridge/freezer.  Heading up the traditional stone steps, you will find three lovely and cosy bedrooms, the master is a king-size with en-suite shower room with WC. The second bedroom offers the flexibility of a king-size zip-and-link bed (which can be made up as a 2’6” twin on request) and the third bedroom is a twin. The family bathroom has a shower over the bath and WC.

Heading outside guests can relax on the gravelled terrace and enjoy unrivalled views across Blelham Tarn to the mountains beyond whilst soaking up the tranquillity of this very special location. There is off-road parking for up to four cars directly outside the cottage in the gravelled yard. Please note that the lane leading up to the property is steep and narrow in parts.

Dogs are charged at £20 each per full or part week.

Very cosy cottage with spectacular views. The property could do with a bit of maintenance as there was a damp patch in the kitchen snd hanging wallpaper. Towels are included so dont pack them. Apart from this we really enjoyed our stay.

We have just had the perfect holiday. It is so beautiful here and extremely private. Hawkshead is handy if you need the shops. The view from the outside seating area was superb and initially surrounded by lambs too. We had a couple of great bbqs there so bring charcoal with you. The owner let us take our dog down to the tarn (once the sheep had gonRead moree) to a mini beach type area where he had a great swim. Sofa is comfy, shower is hot and kitchen is well equipped. Location of Hole house is amazing, second to none in the lakes. Perfect for a walk or run to Windermere shore, Wray castle, pub or around tarn. Cottage is equipped well with a lovely welcome bag of goodies - nice thought. It is quaint and as such has some quirky features. Stayed 2 years ago gave feedback that beds, mattresses require changing - matRead moretresses toppers not the solution. Cracked sink is unacceptable and peeling wallpaper is lazy maintenance. Dreadful plumbing, cold, no kindling left to start the log fire. Poorly equipped kitchen, Wi fi useless. Nice views to the mountain at the back of the house but unable to see this from the house itself.

A delightful old cottage with wonderful views.Flat walks from the cottage to Wray Castle and also to The Outgate pub!! (Friendly owners,staff and locals-excellent food) Short steep gravel drive not for the faint hearted! Good location and setting in a lovely cottage but it lacks attention to detail . We found that it needs a bit more care and attention -Washing machine didn't work properly , Internet didn't work when we arrived , travel cot was unusable due to damp smell , even the pint of milk we thought would be there wasn't. Lovely old farmhouse cottage. Could do with a bit of an update as beds creaked and hot water wasn't always working. Livingroom and kitchen are lovely and spacious. Overall great place to stay.The beds and furniture are very comfortable and the kitchen appliances are great-have everything that you'd need.You can get food delivered to your door too.The only down side to staying here was the fact the living rooms main heat source is a log burner which was difficult to keep going for someone inexperienced.If you'Read morere going with dogs just consider that the 'garden' isn't properly fenced off and leads straight onto a farmer's field which at times is full of sheep. Hole House is charming and in a marvellous and location with great views from the side of the house and walks on the doorstep. A local firm can deliver milk and other basics and you can walk to Hawkshead so less need to use car. We were there at the end of January and it was cosy and comfortable.

The cottage was very comfortable, especially the sofas!! Good size property, had everything you need. The welcome pack with coffee, tea & jam was very much appreciated, as with the pint of milk. Lovely characterful cottage in beautiful location and the Xmas tree provided was really appreciated. Some redecoration required but did not detract from our enjoyment. User manual and more crockery would have been nice. Generally very comfortable although we did find mattress in main bedroom did not suit us. Its a very cosy and comfy old cottage. Its got pretty much everything you could need, and the staff were able to pop out to help us with a small query. Great for walking out from and cycling on the quiet lanes.

If you want a character property and cosy cottage in the lakes this is ideal. Amazing scenery and views from this property. Simple connections to the main roads and areas. Comfortable lounge and kitchen area with a brilliant porch area to remove any walking gear and store it. Thoroughly enjoyable holiday.

The cottage location is lovely. The view is perfect. The drive is steep but manageable. We stayed in October and it was a very, very wet week and rather chilly. The log burner and a good supply of logs was appreciated also the tumble dryer. The stairs to the upper floor are stone and it is easy to misjudge the bottom step when descending . This cottage has one of the best views in the whole area. It's location is very private, but with instant access to many footpaths and close to Wray Castle and Hawkshead. This is the second time I have stayed in this cottage and would love to return. I have also recommended this cottage to other friends who enjoyed their stay as well.

The Lake District National Park is a superb choice for a holiday. If you love nature and the great outdoors, the Lake District is one of the UK’s most beautiful holiday destinations.
