Located in the pretty hamlet of Dubwath situated on the edge of Lake Bassenthwaite, enjoy sailing, rowing, kayaking, canoeing, paddleboarding, fishing and swimming. Bassenthwaite Lake Station is also on your doorstep here you can enjoy a cream tea on board the Orient Express train or a murder mystery evening! Visit the Lakes Distillery which is less than a mile away enjoy a tour or tasting session. Walkers and cyclists are spoilt for choice with some fabulous walks from your doorstep, explore Sale Fell or Dubwath Silver Meadows Nature Reserve. For mountain bike enthusiasts, there are some brilliant tracks in Whinlatter Forest which is only 8 miles away. Both Cockermouth birthplace of William Wordsworth and Keswick are within 8 miles and have a great selection of independent shops and restaurants. The annual Mountain Festival is held over three days in Keswick with world-class sports, lots of outdoor activities, talks, films, and live music events. Fully refurbished in 2023 and restored to a high-end finish throughout, this Victorian house offers the perfect setting for a family celebrating a special occasion or just looking to get together and make memories.

Entering into the lobby which leads into the hallway with the lounge off to the right at the foot of the stairs. The lounge has a large bay window and cosy wood burner with comfy seating. The room has been painted and decorated with darker colours to give it a real atmospheric place to sit and make plans for the days ahead. For family fun there are plenty of board games to keep everyone entertained. The hallway with its stunning oak floor leads you through to the spacious bespoke kitchen with breakfast bar and dining room overlooking the garden. This room offers a great space for the whole party to sit down together over a hearty breakfast or evening meal. Off the dining room, there is a handy utility room with a washer/dryer and a separate WC. Heading up to the first floor at the top of the landing there is a large super-king bedroom with views over Bassenthwaite. Across the hallway, there is a contemporary bathroom with unique flooring, marble walls and luxury gold finish taps and a heated towel rail. Along the landing there is a second bedroom which features a king-size bed, the bathroom is located to the left of the entrance into the room and then there are three steps down into the bedroom area which overlooks the garden. There is a final third bedroom on the first floor which is a pretty double with an en-suite bathroom. At the end of the landing, there is a staircase up to the second floor, here you will discover a stunning master suite with a king-size bed which is located under the eaves, and the Velux window above the bed has stunning views over the Lake. The en-suite bathroom has a luxury hotel feel with low-level lighting.

Outside there is an enclosed garden that is a real sun trap, and there is an attractive patio with seating, a chiminea and table tennis. The garden offers a great spot to enjoy a morning coffee or read a good book.

Beautiful location, fabulous place to stay! Everything has been carefully thought out and planned. We had an excellent stay, lots to do whilst waiting for the rain to stop. Close to walks, pub and Keswick. The house is truly amazing even down to a welcome hamper *****

Fab property. Location was great, and we loved sitting around the large table playing Uno and watching the birds at the garden feeder. Table tennis went down a treat and we had a fun time trying to play darts again. Great to have some things so easily accessible from the property itself without the need for a car. This is a gorgeous property in a fantastic location. The owners replied quickly to any messages I sent. The rooms are comfortable and spacious and the views of the area are amazing. There are loads of local walks, but you only have to travel a short away to get even more options. Even though it's close to the road it was peaceful. The Pheasant Inn Read more& Lakeside Station are a 5 min walk away and a lovely place to eat or get a drink. The welcome hamper was a lovely welcome! Hide

The owners have thought of everything for a wonderful stay. The layout of the house was ideal, well appointed to a high standard. Comfortable beds and fantastic en suites. Fantastic views. Very well appointed and comfortable house. The table tennis table and dart board were a real bonus. The only surprise was that for a dog friendly house with an enclosed garden it was discouraged for dogs to use it.

Wonderful location with views over the lake to Skiddaw. Great to have a cottage with four good sized bedrooms all with their own bathroom. House has been renovated to a high standard. Boys loved the table tennis table in the attractive garden. We enjoyed being able to stroll to the Pheasant Inn for a drink after a hard days walking. What a way to start 2024. From the start of our stay, we were welcomed with a lovely hamper full of all sorts of food and drink. The house had everything we could have wanted, great facilities, great location - with lots to do in the local area or within a short drive. Our hosts were so considerate. We really couldn't ask for more.

We had a great time staying at Barf House, enough room for everyone (we had family members and friends visiting us their at different times) but didnt feel too big. House is well equipped and clean. Barf house was a delight! Ideally located for great walks and outings and beautifully presented. Tim and Karen gave us excellent recommendations in terms of walks and places to eat. This is an ideal property for a family or group of friends.

Don't hesitate to book! The house is beautiful, there is everything you need there and the hosts are very welcoming. It is easy to get too, you are close to Keswick and there is lots to do. We had a lovely weekend.
